I ran multiple sinks at the same time to check the water pressure. With both sinks running, I only noticed a small jump in pressure when it was first turned on but then it went right back to the original flow. There was no change at all when the second sink was turned off.
I chose the article “Remodeling is a Poor Investment Strategy”. I guess the only real way to see positive returns is if you do all of the work yourself.
I inspected my water heater for this assignment. The heater uses natural gas and has a 40 gallon capacity and use of 40,000 btu. Water heater uses a power vent into a pvc vent connector. The heater has a TPR valve in its first 6 in and discharge pipe terminates with in 6 in of floor. Water heater is in a confined space, but has a leuvred vent for make up air. Heater is also sitting a drain pain with discharge towards floor drain.
When inspecting a gas water heater you need to not only examine the heater, but the plumbing to and from the heater. Make sure you examine the gas piping as it enters the water heater. Make sure there is no leaking and the piping and has a shut off valve and drip leg downstream of the valve. That makes it possible to disconnect the drip leg for repairs as well as disconnect the water heater for replacement.
In this picture is an AAV vent which is an acceptable method to vent a drain pipe under a kitchen island. An AAV vent allows air to flow into the drain pipe so the drain can flow properly without siphoning the water out of the p trap and not allowing sewer gases to flow back out of the system into the home.
The Article i read was on inspecting sump pump covers. This article explains what a sump pump is and how it is used to keep water from damaging the foundation. New Code requirements state that sump pumps must have a gasket sealed lid to prevent moisture and to protect the homes indoor air quality.
The Inspection in the picture is of the P-trap of a bathroom sink. The p-trap was installed with the drain pipe off center. Doing so can cause leakage in the future. The drain stopper will not function properly as well. I would recommend a licensed plumber repair this p-trap.

The original drainage pipes may possibly still be in use which can tend to be problematic over time. Although the drains appear to be serviceable overall, further evaluation including a sewer scope by a qualified plumber should be considered before closing.

The plumbing under the master bathroom vanity sink appears to be installed properly. There appears to be some debri build up at the connection near the ptrap but I see no visible signs of leaking or damage at the time of inspection.
Regarding the proper installation of a TPR valve on a hot water heater. The TPR valve should be installed no less then 2" from the top of the water heater and should include a connected drain pipe to run vertically closest to the floor for safety.
The Ruud water in the right exterior storage closet has been in service since 1992. Although this device appeared to be operative at the time of this inspection, the average function lifespan of a tank-type water heater in this market is around 15 years therefore this device is well beyond the average service life. We recommend that you replace this device as soon as possible or at least budget for its replacement.
