That scan is totally inconclusive. You wouldn’t
get me drilling into that floor with that scan! Resolution is crap.
It is common to use kitchen/bath base cab as a supply plenum. That damage is not from the heat. In actually, that “leak” has reduced potential damage by drying out the sink leak. It’s not wise to do this, but has been a practice for a long time, and it is not something you want to tear out the kitchen to add a duct connection.
If it is causing an issue, document it. There could be problems there, but not within the scope of a home inspection.
