The picture inspected is a water basin and taps. The taps were opened and closed to verify if they are functioning properly. The tiles in this picture were cracked that was partially covered up by the loose rug. There were more cracked tiles. The floor size of the tiles to be replaced was about 2 aquare meters. My report would only state that the tiles were cracked; although in my opinion it was through bad workmanship as it did not look as if it were an old tiled floor.

Trusses not designed by a structural Engineer if alterations is required to make the trusses load bearing able. The installation of the roof was not inspected and signed off by a structural engineer. Load bearing on internal wall could be prevented if the trusses did not sag proving poor truss design. Load bearing connections should not be in dry walling but should have been on the wall plate.
