Ladder safety: Never leave a raised ladder unattended. Ladders that are not in use should be laid on the ground. A client may be tempted to climb the inspector’s raised ladder if it is left unattended, which could result in injury. Respectively, the inspector should never use the client’s ladder. Also, never place a ladder in front of a door that is not locked, blocked or guarded.

Upon inspection of this photo there is clear signs of major wind damage. The decking has been exposed in multiple areas. Shingles are curled over and torn indicating high wind speeds. I would recommend removal of damaged area and replacement with new.

The roof was covered with architectural laminated fiberglass composition asphalt shingles. The roof covering has severe hail damage and must be replaced. This will allow moisture intrusion into the attic space. A qualified roofing contractor is recommended for replacement of the roof covering.

Its is documented that well over 150,000 accidents and deaths are caused by falls from ladders each year. It is very important to know how to properly and safely set up and use a ladder. You should always have 3 points of contact when climbing a ladder. You should always inspect for cracks and damage. Keeping your equipment clean and maintained is also important. Your life depends on it.

Upon studying this image, it shows what a shingle damaged by hail could potentially look like. Shingle can be slightly bruiserd and not fracture all the way through, also the shingle could be fractured all the way through possibly exposing the mat beneath. Granules in center mode f impact could be smashed in, granules on the outside will be spread more and falling off.

Upon my inspection of the roof, no apparent defects were found. However, when inspecting the gutters, I noticed the gutter west side of the front door was not sloped. Water was stagnant with leaves and debris. It was suggested that the homeowner contact a certified gutter installer to correct this matter.

On February 10, 2019, there was a hailstorm with hail up to 4 inches in diameter in Naples, Florida where the home being inspected is located. Upon my review of the clay roof which was installed in 2018, no defects were found. Also, no defects were found in my visual review from the street.

Being an InterNACHI certified Florida based Master home inspector I’ve had more 3 tab roofs. Which is not good in our area due to the high winds. Even a strong storm can remove these shingles even in a brand new home!

Being an InterNACHI certified Florida based Master home inspector I’ve Seen a lot of damage from hail on many things other than the roof. Cars are an easy one!!

For homes built after 2002, Florida Building Code requires roof decking to be secured by 8d nails spaced 6 inches apart. In the provided image, we see the roofing contractor has satisfied this requirement. Nail size and spacing was determined by identifying “shiners” and measuring the length of the nail.

How important is to have roof flashing installed correctly to prevent water intrusion and how to identify if it has been installed correctly. How to identify damaged roof flashing. How damaged roof flashing leads to moisture intrusion.

My chosen essay topic is the proper placement of my 26 foot folding and telescoping Werner ladder. For access to my roof, I unfolded the ladder, locking it in place and leaning it up against the gutter at an approximate seventy degree angle. The ladder sticks up over the roof at a little more than the recommended three feet.

According to a illustrated picture labeled, “Lighting Outlet Requirements”, for a residential property, lighting outlets for storage space must be switch controlled. Light switches must be installed on both levels of permanent stairways that have six steps and all habitable rooms must have wall switched controlled lighting outlets.

The electrical junction box located on the canopy roof has a missing cover. The adjacent electrical junction box is not adequatley secure to the roof surface as required. Both conditions should be evaluated by a licensed electrician, repaired, and then evaluated by a licensed roofing contractor.

Deep fat fryers can be a hazardous unit for cooking. It is very common to find the frying units located in resauarants, carnivals, residences, etc. Extreme care should be used while cooking with a deep fat fryer. Never use a fryer in conjunction with water/moisture as this will cause excessive splattering of the hot oil and can lead to the user(s) being subjected to burns or worse. Ensure a type K FE is in proximity of the unit at all times.

I used photo named - arched hammer marks indicate insurance fraud. Typically when a person tries to mimic hail damage they will be in a spot and swing their arm and hit in a few spots before moving and repeating the process. Subconsciously they will develop patterns. Arched patterns would tend to indicate fraud. Also, if you find spots on all the elevations of the roof, then most likely this is fraud as well. Hail will typically come from ne direction. Also, if none of the other parts of the house show no damage, then most likely fraud. Hail will also hit vents, gutters, siding, wi screens, etc.
