Bathroom grout / where tub meets wall tile.

Grout looks dirty, no evidence or smell of mold.
Shd I express concern in the report ?

At the very least you could recommend re-grouting/sealing areas where sealant has deteriorated to prevent water entry behind the wall. If you speak to your client verbally, you could discuss the possible issues, concerns, etc. that could result by not addressing this location.

If it is not water tight, it probley will be mold if not now.

Water loves soaking those tiles till loose.

A little Tilex will clean it right up.
