Saw a show on this subject on one of them home repair shows…lady had bees in the home and couldn’t figure it out until the ceiling started cracking and honey came pouring out. Guy came in and there was a nest all up the exterior wall and into the spaces between the ceiling joists. He removed like 100lbs of honeycombs.

I would report it as possible, even likely, bee hive in the walls or someplace else in the home.
I had that same thing once about 12-15 years ago. Turned out to be a honey bee hive in the second floor exterior walls, about 20 feet wide and 10 feet high, oozing honey inside and outside.
Tenants wonder what that stuff on the walls was and why they always heard a buzzing sound in the walls, they thought it might be electrical arcs in the walls (and they stayed there anyway!).

I think you have a good start on it already Joe, just report what you know and recommend.
While doing this inspection today I killed over a dozen bees throughout the home, even though the windows were closed in preparation for a CRM Radon Test (7 Bees in the Living Room, 5 in the Kitchen and others in various areas of the home). I could not locate a nest or point of entry to the home, but it seems probable that there is one. I recommend having a qualified exterminator with experience in this area (bees) inspect for the presence of a nest and any other potential related problems. If there is a nest the clean-up and repair costs could be significant.
