Mike, I did not say I don’t test. I just spend a slight moment to turn on/off and click a canned cmt for operable or not and if ice maker is operable or not, b/c I don’t want to rely on home warry to pay for a stupid faulty maker/dispenser. That’s not fair to the warr’y vendor.
I do not get into testing temps and leakage and all that crap.

Websites are B.S,marketing is B.S,Saying hi how are you is B.S but you are right we should not waste our time checking to see if the microwave works or if vented to the outside or is a fire hazard,or has filters and since many sink fixtures have $30 faucets we should not bother to check them as they are cheap to replace.Shall I go on crabby ?
hell, we drive a wrapped vehicle, fancy shirts and even use colored cones by our van. All to be flashy. We even have matching pens and notepads.
People do not remember if you checked a sink but they do remember the flash. We even take pictures.

That should tell you if you need to inspect to make sure the client’s expectation of what he is buying has been inspected and functional.
The client might want to rely on the existing appliances for a few months, dependent on his financial status. :)
I always inspect them and clients expect it .

Marcel if they are not keeping the appliances and tell me so on site I tell them I will be checking them anyway as the hookups are all part of the deal.
Vents,traps,waterlines ,valves,shutoffs,flooring underneath and even looking for a anti tip device allows you to recommend one on the next unit.
There are bare bones inspectors looking to grab and run then there are premium inspectors.
My guess is you are a premium guy Marcel.

Bob, everyone here seems to agree the testers are junk, fall apart, blow up, etc.
I guess their ‘showmanship’ may have backfired in front of their esteemed clients…
