Matthew, is that vent pipe single-wall, or B-type (multi-wall) vent pipe? Clearance-to-combustible requirements differ, depending on pipe installation.

because of writing up things like this, you get called a “NITPICKER” by realtors AND every year for 25 years I’ve seen less and less realtors REFER you to their buyer AND refer the “Good Little Home Inspectors” that don’t write this type of thing up.

Oh well, too late in the game to change now.
I guess my next 15 years are just going to be downhill then. I've been writing things up like that for my first ten years, and have never been called a nit picker, and have no problem with referrals. I've written them up, write them up now, and will write them in the future. The guys I've been aware of who are called picky are the ones who write up things like paint missing on the tops of doors, squeaky hinges, peeling wallpaper, bathroom cabinet drawers that are a little sticky, etc.
