Cosmetic mold / Water stains?

This is an small attic space in a row home built in 1925. The attic space is not sealed from the building envelope and there is a bathroom fan that exhausts into the attic space.

I’m currently going with “suspected mold growth”.

I was reading on Inspectapedia about cosmetic mold vs harmful mold, but I didn’t find that very helpful.

Thoughts?
