I agree Tom. The loads are a bit concentrated over this lintel.

There is a variety of ways to repair, but the first step is to look at the design drawings to find out how it was built and was the lintel designed by an SE or Architect.
It does not show an extreme crack and could just be because there is a lack of a control joint to have prevented it.
Once the cause is established, then the repair methods can be provided by the Contractor or engineer.
One thing I do notice is that the angle iron is rusting and there is no sign of flashing between the mortar and lintel.
I is also expected on these homes in some areas the lintels are galvalume coated or at least primed. Rusting will be another issue in the latter years.

appreciate the insight. At-least this will help have a more meaningful conversation tomorrow with the builder. I just want to be prepared for any pushback. BTW, this is a home in the North Dallas, TX area.

The load under the left support for that large window above is significant and the garage door lintel likely isn’t designed to carry the load. The loose drywall tape is likely unrelated to the cracked brick. You will need that lintel properly designed. Document this by email on any method he can’t deny getting it ASAP.

Why is there mortar under the soldier course atop the angle iron?
The brick bond looks OK. Appears the mortar was tooled correctly.

Yes it is. And in this example, I would take a close look at kick out flashing and events associated with the vertical walls above the roofline.

Also, cracks that follow the mortar joints take less stress to create than those that break the brick in half.

Still think this is shrinkage across a wide, unsupported span.

Poorly taped drywall joint.
Large 2 car garages with high ceilings poorly taped and plastered drywall joints can be typical.
