Of course i probed to confirm rot/condition of bottom of post…There was none.
But my question today is >>>What is your recommendation?
I know most will just recommend further evaluation by qualified contractor…
But what do you really think?
Did inspection today on townhouse- 2nd fl deck/posts are 18yrs old and still solid.
IF it was you and you called a contractor…what would they recommend?
I had this on one of my houses…I jacked one post at a time- drilled/pinned/epoxied/formed/poured/re-set new post. IF i had to pay for it- can’t imagine the cost.
I know we don’t have to care but i honestly try to put myself in the buyer’s shoes and think about the reality when i refer for further evaluation.
To be honest- Most contractors don’t want that call and don’t want that work (at least here in NJ)
Pressure treated 6x6 posts have two levels of treatment; direct burial and not. Same for the base brackets, direct bury or on top of a pier. Hard to tell what you have there, but if the post is solid, you probably have the right post for direct bury.
Seeing 4x4 posts in direct contact with soil is always a rot concern for me. 4x4 posts are supplied primarily as railing components.
