Did you raise your rates this year for inflation?

Cory I do answer my own phone. When Im inspecting I let my phone calls go to voicemail. When I have a moment I listen to the voicemail and follow up with a text telling my client I will contact them when I return to my office between 4 and 6 PM. I asked them for a heads up and send me information such as their name, address and square footage. 90% of my homes are 12 month warranty inspections so my prices don’t vary with age but they do vary with square footage. I spend my late afternoon and early evening talking to my clients and sending the agreements. I hope that helps.

And 90% being Warranty inspections is interesting. I will have a few of those coming up in the next year. They are a bit different. I might have questions for you on those, when I think about it.

The homeowners here hate their builders. Their customer service is terrible. The owners have realize that they made a mistake by not getting their home inspected before closing. The workers here are not licensed and know little about their craft. The county and city inspectors are a joke.

Angry homeowners get on social media and talk. When I wrap up my inspection I hand out brochures to the client and the homeowners do the foot work for me. They pass out brochures and get on social media and before you know it you’re inspecting the whole neighborhood.

90% of my work is new construction and it’s job security for me. I feel terrible for those buyers, though.

I had one client that landed me at least dozen Warranty Inspections alone because of her single FB post in their neighborhood group. The rest of my jobs came as referrals from others in the same neighborhood and social media posts. 3/4 of them were the same builder. Made it sooo easy. Pretty much the same issues in every house. You almost get spoiled on them really. Word of mouth can be the best marketing.
Our small town uses contracted building inspectors and those guys always miss stuff or just sign off on things before they actually get finished. BTW, this particular subdivision is a whopping 6 miles round trip, .

Everything he said :point_up:t3: I tell my clients as I leave the door “If you want to meet your neighbors and make some friends here are some brochures”. When I publish my report I often get a text “I just handed your brochure out to two more neighbors”.

Michael it sounds to me like you and I are both performing the same gig. I don’t drive too far to work, most of my work is within 2 miles of the house. I put $20 worth of gas in my truck every week :slightly_smiling_face:

Great line!. I think I’ve only had 2 jobs that were real estate transactions this year. The rest have been warranty inspections and the majority have been right in town. Sure makes it nice, that’s for sure.
