Efflorescence

I was on a really wet crawl yesterday. We’ve had a bit of rain here in So. Cal. this week. icon_cool.gif However, this seemed to be an ongoing problem with this foundation.




The efflorescence was so thick, I could actually "chunk" it off.

I'm not "in" them except for in the credits. I do all of their Los Angeles area inspections. Three episodes last season and four this season. The latest one was the "Celebrity Trading Spaces," with some of the cast from the Reba Show.

I’ve seen this stuff before, but never knew that it was called effloresense. I figured it was mold or mildew of some sort.

The entire foundation was like this. Terrible site grading on this property with planters in direct contact and in many cases, above the top of the footing.

Were the planters made out of concrete? If they were, it may be the calcium coming from them. This will happen to concrete products. Have you ever inspected a home with a concrete patio with access under it? Here in TN I see lots of them. When you look in the crawls, there is calcium deposits on the ground about 2 inches thick. This is caused by the water that seeps through the concrete and brings the calcium from the concrete with it. icon_cool.gif
