Estimating The Age Of Asphalt Shingles?

There are just too many variables to be accurate on determining the age or useful life left. What if you say the roof has 10 years left and it gets trashed by hail or weather in the next 2 years and needs replacement, making you potentially liable. I may go as far as giving a general estimate of the age, but with no numbers attached. “Roof appears to be within the first few years of use” “Roof appears to be near the end of it’s intended lifespan” etc…

I always wrote with immediate and continuing maintenance this roof could last up too ten Years .
Then if it failed I would say Oh you mean you did not maintain it sorry too bad.
