Exposed Fastener Metal Roof Installation

I live in FL and it has become necessary for me to replace my 100+ year old tin roof. I’m replacing with an exposed fastener metal roof. Call me crazy, but every roofing contractor with the exception of one or two, are giving me (Single-Female) CRAZY PRICES! $55K, $59K and one was $70k. Rather than plywood under the existing roof, I have LAT BOARDS under the existing roof. Some of the contractors are insisting that I have to have plywood under my new roof, adding another $6-10K to the bid. i thought lat boards were ideal for an exposed fastener metal roof?? Is this some new FL code?? HELP!!

The roof sheathing will need to be upgraded at the re-roof. They can’t re-use the old skip-sheathing.

You should consider hiring an independent inspector with your interests in mind to review your quotes and the work in progress. Get several quotes. Buyer beware roofing is a major scam in my area.

That is best practice for a residential installation. Among other reasons, it will provide a base to install underlayment, which will give you more protection against leaks.

This type of metal roof can support itself on purlins spaced at lengths determined by the manufacturer. However, FL may have specific decking requirements. Furthermore, old slats or skip sheathing may not conform to the purlin requirements.

As far as pricing, the (single-female) going for $55K may be a bargain :wink:
But seriously, that number means nothing to us without knowing the size of the home.

And those older metal (or tile) roofs with that sheathing need all new everything.

how common are 100+ year old roofs in fl? sounds like a unicorn to me, but i have never roofed in fl, just built houses. and that was after erin way back before the world went crazy…
