Hi Jeff. I only have the 2000 IRC here at home (the 2003 is at work), but in the 2003 it is R321.2.1
"The common wall for townhouses shall be continuos from the foundation to the underside of the roof sheathing, deck or slab and shall extend the full length of the common wall."
If these structures don't qaulify as IRC structures and are therefore built under the IBC, the IBC will say the same thing.
