Garage floor slab

On a new construction inspection I did today, The garage floor slab was even with the living entry door. There was no step leading into the home from garage. The door did have weatherstripping.


I always thought there should be at least a 4 to 6 in rise from the floor of garage to living area so car fumes dont enter living space.

I walked neighborhood and most homes had steps but some did not.


Is this a concern and if so how would you guys report this ?

Yes it is a concern so mention that it is and why. Explain that at the time it was built, this was not an uncommon practice. Over the time since it was built, awareness has led to improvements in construction practices.


(I usually avoid the code word) Mention it, give perspective on why it was and why they do it differently now, and what to do to limit it from the potential problems that caused the changes over the years. Is there any evidence that it has caused any problem over the structures history? Water damage? Is the furnace/water heater located in the garage? If so, explain how this factors in…

OOPS! Just noticed you said new build. Sorry. I would call the local AHJ and confirm that it is permitted. If so, educate on the potential negatives involving water, gas vapors, CO, etc., and make sure every thing on the exterior is graded away including the driveway. I can’t say as i thought it was still permitted anywhere.

In the UBC there is no requirement for a step from the garage to the house. A minimum of 6" from finished grade to the lumber is required. With the minimum slope of a garagee (starting at grade) you will have 4" at the rear of a 20’ deep garage. I know some of the adult living developments are built with no step for the older residence.


I don't see an issue as long as the garage is sloped to drain.

If there is no step into the dwelling, then the slab should have at least 1/8" per foot slope towards the main vehicle entry way. This will allow fluids and fuel vapors to escape at the doorway.
