"General Roof Inspection" online training video course

This is a photo of a 3 tab asphalt shingle roof. It has no visible defects and appears to function properly at the time of this inspection.

Shingles manufactured in North America have mats made of interwoven fiberglass strands, so you may also hear them called “fiberglass” shingles. A modern shingle consists of a fiberglass mat embedded in asphalt, and covered with granules on the surface that faces the weather. The mat, asphalt and granules act together to form a durable, flexible and waterproof assembly.

Asphalt roof shingles granules embedded into the weather surfaces of shingles are made from fine-grain, opaque, crushed rock particles. Opaque granules don’t allow light to pass through.

I performed a roof inspection on a relatives house. They had a concrete tile roof. In this picture you can see an example of a roof tile that has slid down and has become displaced, compromising the water shedding integrity of the roof covering. The roof was inspected from the ground with binoculars. I will not walk on certain roof tiles at this point in my career. Rain gutters were installed but were missing a diverter. The sheathing was OSB.

I just finished the course. This is a good course to take for reviewing your basic knowledge of roofs. I recently did an inspection on a converted barn and noticed issues with the roof shingles as I drove up to the property.

There are areas of the roof covering that have missing, loose and damaged shingles. I recommended a licensed roofer be called to make repairs to these areas to prevent moisture penetration into the structure.

Found that this shingle was not properly installed on a new roof. I recommended to the customer to contact the roofer and have them fix it while he watches, if possible. I am a former roofer and still learned quite a lot of useful information from this course. Great Job guys!

Hello everyone, just took a picture of a damaged drip edge and shingles. This will allow water and wind to further cause damage to roof and may make way into the interior.

Hello everyone, Just finished the required roof inspection for the class. The roof was replaced last summer so not too bad. I observed this roof by walking it. It’s a low pitch so easy to walk. This roof did not have gutters or any down spouts and had areas where water runs towards the house. The roof penetrations included vent ridge that has damage constricting heat escaping the attic, the others gas stack was in good shape, and pluming stacks looked good as well. The shingles are asphalt three tab 1 year old. Minor paint flaking on rakes and eaves.

I just read a article on Wind Damage part 1. Since I live in Florida this is a good refresher. Hail is one huge factor with wind and can have a big impact on roofs. Wind is created from high and low pressures, with high pressure moving to areas of low pressure. The greater difference between the two the faster the wind moves. Pressures are created by the uneven heating of the earth, equator heats more than the poles, heat absorption and release of water, land, atmosphere contributes to thermal differences. The rising of warm air and cool air filling in causes a convection creating a up or down drafts resulting in different characteristics such as direction, strength, duration and speed. Hurricanes and Tornadoes are examples of these on large and small scales. Both can be very destructive in nature. Wind traveling over Mountains can cause convection as well, when the wind passes over mountain peak the wind starts to bounce causing impact to the ground producing troughs by misplacing soil. Canyons can be more pronounced because they channel wind.

I’d like to shate a few pictures of a roof being installed on a new home. It shows the general felt underlayment, the valley underlayment . There is a section where two roof planes meet in a low height difference and are soon to be step flashed when the shingles are installed.

I’d like to share a roofing shingle manufacturing experience I had. During high school, I got a job after school at a roof shingle manufacturing plant in Connecticut. It made a lot of roofing products and one of them was called the Hurricane shingle. It was in a square shape that was installed diagonally and it had interlocking tabs. They were installed on thousands of homes all over the northeast and did a pretty good job. The looked kind of unique and were fairly popular thru the 1960’s and into the 70’s . The company finally closed up shop in the late 70’s because sales slowed from fierce competition. However , for quite some time, Hurricane shingles were all the rage.

Metal vent deteriorated

Roof on detached garage, approximately 3 years old. Asphalt shingle with #15 Felt Roof Deck underlayment. Slight discoloration of shingles on the north side was noticed. However; overall the roof material, vent, soffits, and gables are all in very good condition.

I believe I have covered all salient points of a garage roof inspection?
