An example of a violation of the Code of Ethics would be to perform a handyman service after the inspection. A home inspector is not permitted to perform work on a home within 12 months of the inspection date. This would be an obvious conflict of interest and a direct violation of the Code of Ethics.
Inspectors are subject to defamation in their line of work. If an inspection derails the sale of a home, there is a possibility the seller or real estate agent could make accusations which could damage the reputation of the home inspector. An ethical way to handle this would be to submit the pre-drafted letter to the agent explaining this is unacceptable and should cease immediately. Threatening the agent or acting in an aggressive manor would be a violation of the code of ethics and is poor business practice.

After building a strong business relationship with a realtor; that realtor asks me to overlook evidence of mold in a home. This would make the sale of the home go much easier. This realtor as kept me busy with inspections, and to lose their business would be a disaster. Not reporting the mold, on the other hand, could be a disaster when it is noticed. This would destroy my reputation as an inspector, and open me up to lawsuits.
Garage inspection, trusses should not be supported by drywall, or use of deck screws as they are not meant for that kind of force. Also trusses can not be altered and nails cant be bent over to hold anything. As for outlets in a garage they must be a GFCI type unless they are a signal outlet for a dedicated equipment like a door opener and nothing can be plugged into it
I hired an inspector to inspect the home I was interested in buying, an inspector who i have known for some time. I was out of town and had never walked the property. After completing the inspection I read over the report and the only real deficiency was fin damaged on the outside condensing unit. I showed up 3 days before closing, report in hand and was blown away of the amount of deficiency in and around the house that was not reported and could have been fixed by the seller. I asked the inspector/friend about it and his response was I wanted to gain your realtors business and that we meaning I could easily fix the other deficiency.

i just reviewed the photo gallery. in the photo it showed a ladder with a sign on it that alerted everyone that the ladder was in use by a home inspector, this is to prevent anyone from removing the ladder while the inspector is in the attic or on the roof causing the inspector to have no way down. The sign also shows the name of the company which signifies it is a professionally licensed inspection business. Therefore it shows that the customer has hired a legitimate company. The sign is a good marketing tool.

If I was to perform a home inspection and found a roof to be faulty to the point of it requiring significant repairs, it would go against the code of ethics to accept financial kickbacks from a roofing company that I would recommend to the homeowner. Really, recommending one company over another shouldn’t happen anyway. It would be best to identify the issues, inform the homeowner, and let the homeowner do the homework to find a company they feel most comfortable with.

I choose to read through an article regarding the inspection of log homes. While log homes are not especially prominent where I live, there are some impressive log homes located on lake properties in the area.
I was surprised to learn that log homes constructed with green wood or wood that has not reached its “equilibrium moisture content” (EMC) could settle up to, but not limited to, 6 inches on an 8 foot wall. Special cares must be taken when constructing these homes due to the potential for settling. Plumbing, electrical conduit, windows, doors…you name it. If acceptable practices are not used, these areas could have catastrophic failures, which is bad news for homeowners.
One other interesting fact that I was not aware of was how wood boring insects fly to a home of this type and shed their wings before burrowing into the wood. Wing shed piles are often a sign of infestation.

I did a home inspection for a client found some minor repairs,No GFCI in the bath and the kitchen,a broke handrail and some other minor stuff.i finished my report met with the client to go over the report and get paid and the client ask me if I could do the repairs on the side for a amount. I told them I’m sorry I cannot for twelve months that they would have to find a licensed contractor.

I inspect a home for a client. I find that the someone removed a load bearing wall that wasn’t supported properly. I noted in the report that your can see visible cracking in the drywall. The homeowner asks me if I can bid the job to repair the damage.
That is a violation of the code of InterNACHI ethics. I kindly tell the client to find a licensed contractor to complete the work for them.

I stumbled upon an article about adjustable steel columns. This peaked my interested because I just purchased an older house that was recently remodeled and the beams are supported by these types of adjustable columns.
One thing I found interesting was the fact that due to the IRC, adjustable steel columns less than 3 inches in diameter could be defective. This made me go inspect the poles in my basement. They are exactly 3 inches in diameter, and there is 2.75" of screw thread exposed. Per the IRC code, 3 inches of screw thread exposed should be max. So according to this article, the poles in my basement are acceptable.

A conflict of interest a home inspector may run into is knowing the owner of the house being inspected. If a home inspector knows the home owners, they may look over some problems they find to help the home owners, which would be damaging to our clients and dishonest.
I chose to research panel box inspections. Through my research I learned about everything I need to look for in a panel box. This includes making sure the surrounding area is clear of debris; three feet in front, 30 inches on either side, and have six foot clearance. In a detailed inspection you should be looking for everything from signs of oxidation to sharp tipped screws (which pose a danger of piercing wire housing).
While performing a home inspection you notice some significant foundation damage slightly covered by some shrubs. After finishing your inspection, the realtor arrives before the home owners and you are asked if you have found any issues you show the realtor the foundation issues and he asks you to not mention it because it does not look that bad and its hidden and he needs to sell this house. This would be a violation of the code of ethics.
