Subject: InterNachi – Course – Code of Ethics Essay / Hypothetical Violation

I was about to begin a home inspection for my fifth inspection, when the buyer’s real estate broker, Joe Smith arrived on site. Joe had referred me to the buyer, and recommended I perform the home inspection. Joe approached me while I was taking pictures of the front of the house, said good morning, and proceeded to say that he hoped I was happy that he had recommended me to the buyer. Joe went on saying that if I wanted Joe to continue him referring me to his clients that I had to pay Joe $100 per inspection. I advised Joe that was in violation of NY State law, unethical, and that I would not agree to that arrangement.

I Have been in the environmental field for thirty + years. I Have performed over a thousand PhaseI inspections in that timeframe. Currently the environmental field is using A PCA, similar to home inspections, with the exception of adding the life expectancy of the mechanicals and wear and tear

Make my Day Mr. Inspector

The question is asked, would you make my day toady Mr. Inspector?
The client is planning on building a new home on a two acre lot that has two existing buildings on it and the lending institution wants to confirm that the client’s value on his property is proportional with the loan amount requested.
We would like to help you as much as possible to get your loan proceeds sir/ma’am, and this is why I am here for… the inspection has started: existing building one, no problem here is only a temporary quarters and it seems easy to complete.
Existing building two is a large 8 cars garage with small finished out space 12x35’. It seem that has provisions for laundry closet, small kitchen and full bathroom. It has electricity and water connected to it as well. But the question is asked, is the electrical stove working and the sink connected? The client responds “no” the inspector replies “if you had all this items finished and working would have giving you a bust on the value of your property, but since they are not, it can be appraised substantially less” assuming, that all the client needed to do was to turn on the breaker and connect the kitchen sink but was not done at the time; would have been unethical of the inspector to accept any insinuation from the client that this issues will be fixed soon in order to get his appraisal number higher.
The inspector explains very well to the client what could be at stake, but he/she does not want to “kill the deal”. What can be done to help without being unethical in this case?
Isn’t this a typical scenario in everyday life where humans find themselves with opportunities to be untruthful, unethical? Even when it seems good to lie to help others at the time, sooner or later it can be harmful to all implicated parties in the deal.

This is an essay about violating the code of ethics. I carry a journeyman electrician license in Colorado and California. If i observed a problem with the electrical system and then offer my services to repair the electrical issues, this would be a violation of the code of ethics.

As an inspector, if I was to find deficiencies in the home that I am inspecting today, I cannot do any repairs of those deficiencies within one year of the inspection.

Ethics- I cannot have any undisclosed information about a home that I am inspecting.

Article- Attic Pull Down Ladders
If the pull down ladder has been modified in any way, cut cords, or truss, this would make the ladder unsafe for use. It is important that the homeowner use all parts, such as nails and screws provided by the manufacturer. This will ensure the ladder can sustain proper weight as intended.
