The roof covering inspection techniques were very informational and helpful. I will definitely use the tip for including several tools in one photo, so as not to clog the report with endless pictures. The article also jogged my memory and reminded me to purchase a roof sloop measuring tool!

A common conflict of interest that clients will steer you towards is, “Would you buy this home?” It is extremely important as an inspector to ensure you provide the client with an honest, unbiased reporting of the home that they are purchasing, but our job is not to tell them if they should buy the home or not. Some clients are bold, in that they will persistently ask that question or questions like that to give your opinion. In those instances, you really need to find a statement to clients that works to deter them away from that question. My typical response to these questions are, “As an inspector, I do not have any emotional attachment to the home. I will give you honest information about the current condition of the home and it will be up to you to decide with that information if the purchase of the home makes sense.”

Gas-fired water heater should maintain a minimum of 18” above a garage floor for a conventional tank. This is important for fire safety. If the water heater is in the direct line of vehicle parking, additional barricades should be installed to prevent damage to the water heater in the event of an accident.

While doing a home inspection, a client pointed out some electrical repairs he was doing himself.  He assured me he was an electrician and that there was no need to report the repairs because they would done before the house would sell. It would be a clear violation to leave that information out of a report.

I just read the article, "IR Cameras: an overview for inspectors ". I was fully aware of an infrared cameras ability to detect heat loss and efficiency issues, but I was surprised to learn they can also detect potential moisture issues.   I would like to ask any experienced inspectors if they have found a moisture issue that would have otherwise been overlooked using an infrared camera?

I decided to read about 10 Easy Ways to Save Money & Energy in Your Home. I went to ITT and remember plugging capacitors in the outlets of my parents’ house to help bring current in phase. I learned that this was an efficient way to save on electricity. There are even products you can buy that will do the same thing. What I especially found fascinating were the light shelves and light tubes since I live in a studio apartment with poor lighting. Alas, neither would work for me since my current window is blocked from direct sunlight by a wall. By the way, I could not find proper results when searching for these things on google. I did, however, find them by change the names to solar shelves and solar tubes.

As a new home inspector, I am in the process of learning this job and educating myself to open my own business. I am learning that it is important that you are known specially within real estate agents. One time, speaking with a real estate agent she offered me to pay the annual fee to be in their preference list. To her was the best way for me to start my business and create relationship but I did not accepted the offer. Pay a fee to be in a preference list does not abide with the Code of Ethics. I understand that everything has a process and little by little my name will be known by my honest and excellent performance.

In a perfect world, a home inspectorwould be selected by the home buyer independently researching home inspectorsin their area and selecting an inspector. A home inspector recommended by a real estate agent may pose a conflictof interest. The home buyer has a vested interest in the detailed report on thecondition of the potential new home, while the inspector may feel a vestedinterest in helping your agent close the sale. As a new inspector I would hopeto be recommended by an agent with the understanding that they will always receivea fair and honest inspection report.

**For my article I chose “IR Cameras: An Overview for Inspectors” **by Nick Gromicko and Ethan Ward. The article explains how thermalimaging during an inspection is used as a non-contact, temperature-measurementtool. Being able to measure temperature differences allows a quickevaluation of possible hot electrical issues, missing insulation, possible airleaks and water intrusion. Thermal images can be used in inspectionreports to visually document problems that may have been difficult to find withoutthe use of an IR camera.

When meeting with real estate agents to promote my new home inspection business, some agents may tell me about how their favorite home inspectors always consult with them about any deficiencies before writing them on the report. As a licensed home inspector adhering to the SOP for both InterNACHI and the State of Texas, I would make it clear that my first priority is always to report what I observed on the written report, and, if the client wishes to discuss the report with the agent, it is their right to do so.

I chose this article because while I have read about efflorescence from a broad overview, I still had some questions about what causes it and more importantly, why or if it even is a big deal. From the article, I learned about the mineralization being salt deposits of moisture “wicking” out of porous building materials that transport water either from the ground or inside the structure’s walls. These deposits create an imbalance that nature attempts to resolve when water rushes back to these deposits, altering the pressure within the porous materials as water wicks in and out of these salt deposits. This can lead to destruction of the material over time, and certainly explains why Efflorescence should be noted as a deficiency when observed.

At a recent inspection the seller demanded a copy of the report with out the consent of the buyer’s and offered to pay for this. Following the InterHACHI Standards of Practice and to ease the situation, I informed them that this is a confidential report for the buyer and their agent and was unable to provide this information. I then proceeded to advise them to contact their agent for further information.

As we develop relationships with Realtors, I imagine there will be times when a client or friend of a client will attempt to sway the home inspection report in their favor by asking for certain items to be downplayed or omitted from the report. Whether this is done for money or friendship it creates a conflict of interest and will ultimately damage the reputation of the inspector and InterNACHI.

Conflict of Interest: As a Home Inspector you may have friends who are realtors or gained strong bond with one another. Both parties at this point expects every inspection to go smoothly. One I witnessed before several times is that at the end of the inspection the home inspector and realtor are discussing how great or poor the inspection of the home was. There might be few items here and there that might need repair and can be done easily. For example, the home may need new window screens all around and rescreen a sliding door and the realtor asks the home inspector if he or she can repair that before the report is submitted so the closing will be easier. The realtor offers the home inspector $100 extra to fix the screens and supplies would be provided. This will violate the code of ethics even if it can build your business up. As a home inspector you shall only recommend a licensed individual to preform any fixtures.

Chimney inspections

I live in an area where brick and mortar chimneys are prevalent and I remodel homes that are often times in excess of 100 years old. During my initial investigation of these potential remodels I inspect the chimneys for structural stability, current usage ( wood, coal, propane or natural gas ) and any previous remodels that may have damaged the chimney or altered its use for other purposes. I find the chimneys being used for water heater and furnace venting, bath fan venting, as chases for water and gas piping and where new fireplaces have been added without sleeving the chimney.
Many of the homes in Denver are built quite close to each other and the structural failure of a chimney is most certain to impact the adjacent home, structures on that property, vehicles and the lives of the occupants on both properties.
Improper maintenance is mostly the cause of these defects. Water intrusion from a poorly maintained chimney cap or roof flashing or crickets not being used to divert water away from the chimney on a downward slope allows moisture to enter the mortar and grout which then freezes, expands and dislocates the brick. Continued freeze thaw cycles will accelerate this decay and if the chimney is not repaired or removed it will eventually become structurally unsound and may collapse.
It is vitally important to identify these areas of water intrusion early enough so the client can initiate the proper repairs before there is structural damage and to identify and document existing structural damage so the client can resolve any safety concerns.

Being the new home inspector on the block, it is possible that real estate agents may put me to the test. Knowing that the conclusion of my inspection report could be damaging to the realtors sale, it is possible that he/she could try to sway my findings by way of money,lack of referrals,etc. This is a conflict of interest and it will not be tolerated!

Although the home inspector found many condition and added implications,
the benefits of talking with a neighbor was extremely beneficial for the inspector.
I would also like to add that it is just important to drive through the neighborhood to compare existing properties to the home you are inspecting.
