Some Electrical Defects to Look for in Older Homes:
Obsolete electrical components installed in older homes could pose a fire and safety hazard. Knob and Tube wiring used from about 1880 to the 1940s often suffer from; unsafe decayed insulation, lack of a ground wire, unsafe modification, and overheating. It can be identified by porcelain knobs and tubes. Some homes built from about 1965 to 1973 used aluminum wiring. Aluminum wiring is acceptable if properly maintained but generally becomes defective faster than copper. It can be identified by its color or the labels “CO/ALR”, “aluminum” and “AL”. Homes built before the 1970s may lack ground-fault circuit interrupters (GFCI) protection which provide a safe path to ground for stray electrical current. Homes built before 1962 were not constructed with three-slot grounded receptacles.

Today I was assigned to a home that turned out to be the home a close friend was selling. I was skeptical of the possible outcome of the inspection since the house was old and I knew some history. I based my actions on the best interest of both my friendship and company code of ethics. I had to as politely as possible decline the opportunity to serve them and apologize for any wasted time.

As a home inspector I am committed to being fair and honest with my inspections. One way to have a conflict of interest is to inspect a home in which I have a potential gain financially. Inspecting a home with many defects and not being truthful about is a conflict of interest. This situation can arise if I as a home inspector had a friend who flips houses. He contacts me because I’m his buddy and he doesn’t want me to put any defects into a pre-listing inspection report. He also states that he will give me a $1,000 bonus when the house sells. This is clearly a conflict of interest and should be avoided at all times.

During a routine home inspection for a buyer, I observed that the TPRV extension tube was of incorrect length and failed to reach the required 6” distance from the floor. When I discussed my findings & provided the prospective buyer with my report, the buyer asked me to complete the repair for him and offered me $250.
