 I get a call from an uncle that is selling property. He says he is buying property from a person. He wants me to do an inspection. He says please find anything that can help me negotiate a better price for the house. He then states that after it's all done he will hire me under the table to fix any REAL issues that the house has.

I researched on 10 ways to save energy and money in your home. I live in a cold climate in Wyoming. I liked that it pointed out the importance of attic insulation and the coloring change of insulation if there is air leaks in that area. Attic insulation is often overlooked by most home owners. I also liked that it pointed out you can save 2 percent in heating if turn thermostat down about 5 degrees. This is hard to do when you work outdoors in Wyoming weather all the time. I also liked it stated doing laundry when full instead of half loads saves on water. Little changes can actually be big savings.

I viewed some of the diagrams on attic condensation. I find that most people jump to adding more venting when dealing with condensation. I have always believed that the best first step is to air seal the attic floor and finally seen some diagrams that I agree with. I believe that in some cases that too much venting can cause more harm than good. Especially in environments where the relative humidity and temp. can change quickly in hours. Too much venting can introduce that moisture into an attic and not be able to change as fast as the exterior environment. This can have adverse affects on the roof structure. Just food for thought.

A family member is selling their home. As a home inspectorthey’ve asked me to inspect the house and ignore a patched roof that is stillleaking. I informed them it would beagainst the ethics of InterNACHI.

I found after reading that homeowners can save a lot ofmoney by selling the house themselves. However,they need to have the knowledge to know how to sell the house. A homeownerneeds to know what documents are required and certain laws that must befollowed.

A hypothetical conflict of interest or violation of the Code of Ethics
After inspecting a house and writing a detailed inspection report, the report was given to my client. At my clients request a copy of the report was given to their real estate agent.
I was asked by my client’s real estate agent if I would be willing to make the needed repairs, per the inspection report, to the house before the clients move in.
I informed the agent that as a member of the InterNACHI organization, I would be unable to perform any repairs to the inspected property for at least 12 months. Doing repairs prior to that 12 month period would violate the InterNACHI code of ethics that I have agreed to abide by.

Research Essay

The InterNACHI Library of Inspection Articles is an extremely helpful resource. One article I found particularly interesting was the one titled “Aging in Place”](https://www.nachi.org/aging-in-place.htm). Being that I will be inspecting homes within the state of Florida, where there are a large number of retirees, I found this article to be very informative.

According to the article there will be more than 70 million baby boomers by the year 2020 and more and more are choosing to stay and seek care within their own homes as opposed to nursing homes or other facilities.

The article gives a variety of useful inspection tips that can be used to assist this population and offer them the opportunity to “age in place”. One tip I found to be extremely useful is the suggestion for the overall floorplan to have “5-foot by 5-foot clear turn space in living area, kitchen, a bedroom and a bathroom”. Something like that is commonly not thought of when dealing with a general inspection.

Code of Ethics requirement.

A conflict of interest would be if a perspective home owner contracted me to do a home inspection for a home he was buying from one of his family members. Then he asks if I would leave out anything I found to be wrong with my inspection so that lender would approve his loan and he would receive a cheaper insurance rate.

After performing an inspection this morning the realtor approached me and asked if I could not put anything in the report that could blow the deal for her and if I could send her the report to give to the client. I then replied I have not received any written document that allows me to share any information with the realtor, and as a InterNACHI certified home inspector I follow a strict code of ethics and I will be unable to comply with her request. InterNACHI Code of Ethics Course: Short essay on GFCIs
The development of what we now know as GFCIs (Ground fault circuit interrupters) started in the 1950’s.
GFCIs were developed to minimize the possibility of electrical injury or death due to current running through an individual to ground.
In the early 1980’s the first receptacle type GFCIs hit the market. Prior to the 1980’s they were mainly circuit-breaker types.
As GFCI technology improved over the years, its usage rate has also increased. As a result the GFCI foot prints in the NEC (National Electrical Code) have also grown.
GFCIs and the NEC code started in the late 1960’s to protect underwater lighting in swimming pools. The NEC code grew to include more places where the potential for water and electricity could mix. It has grown to include several areas in our homes and businesses like bathrooms, kitchens, garages, basements, crawl spaces, out buildings to name a few.
My question to the forum is this:
Are there areas in the home and the NEC code where you think GFCI technology isn’t being used or addressed currently and should be?

Hypothetical Conflict of Interest for Home Inspectors Course.

Conflict of Interest would arise if a Home Inspector were to give a Real Estate Agent $30 (or any sum of money) per referral to drum up more business. This would give the Home Inspector a chance to increase his/her business and give the agent a monetary reason to refer the inspector. In doing this, the agent may require the inspector to give favorable inspections so the sale is not lost with the client. To give a favorable inspection would mean to omit major and minor deficiencies to keep the client from worrying about the state of their new home.

Too many great articles, but to choose one for now I will look at the 15 tools every home owner should have. I believe we truly educate while inspecting, in doing so, the home owner should know exactly what tools they should have at home at all times to diagnose an issue or solve the issue. This will save them money in the long run and be thank ful to you and hopefully recommend you to friends, family, neighbors.

The buyer suggests that I fix her plumbing in exchange for side-money and other favors. This article highlighted the value of neighbor feedback when it came to inspecting a home, as it is common for the homes of a neighborhood to share construction concepts and flaws. Upon approaching a home, this inspector received a heads-up from a neighbor about another home in the area, of identical build, suffering a roof-collapse due to snow weight. With this tip, the inspector was sure to focus on roof features such as truss connections, load-baring points, etc. It was also interesting to learn of some of the functional characteristics of fasteners (pull resistance vs shearing resistance), and how material and component choice is just as critical as construction methods.

I was hired to do a home inspection for a small condo. While in the process of doing this inspection and talking with the buyers of the condo it was disclosed that I work as a handy man on the side. A couple weeks after completing the inspection report I was contacted by the same buyers of that small condo to do the repairs needed I declined because A InterNACHI member should not perform repairs within 12 months.

Hypothetically, I am a Home Inspector. I happen to have a cousin who is a Real Estate Agent. She contacts me for a home inspection on a home where the homes’ sale is balancing on the results of the inspection. She has a wedding coming up soon and seriously needs the commission on this sale. She offers to pay me extra to “put out a good report/inspection” regardless of what I find. This, obviously would be a huge Conflict of Interest and against all codes of ethics!

It is very important not to violate any code of ethics. As a certified Master Code Professional with ICC for over 10 years, I have been inspecting new commercial and residential building projects on a daily basis. I could see a client asking me to fix an issue in their home after performing an inspection. Even though I have the knowledge of how to fix it and inform contactors how to fix a variety of issues on a daily basis, I am not a licensed electrician, plumber, HVAC technician, or framing contractor. Nor would I refer the client to any specific contractor for needed repairs

The seller and his realtor offer to use me as the go to inspector for all other inspections they do. They also offer to get their friends to write several good reviews on my website.
