How much time for a routine inspection?

Empty is good. No buyer OR agent on your heels dogging you every step is good. A clean house is good. A helper is good. All of which make an inspection go faster. I got a buddy in Arizona … most of his houses are under 25 yrs old; all electric; on a slab; with pull-down attic stairs; and in the 1500 to 2300sf range. He runs 3-4 inspections a day.

The person that asked up front sounds like a 1 horse show.

I’m sure your area is different, but after 35 years in 5-6 different states where I’ve been the only guys I see doing consecutively under 2 hr inspections by themselves have limited reports and its been my pleasure over a hundred times to help get them sued for things they miss or overlook. 4 or 5 of the fastest inspectors in KC (all very popular with commissioned sales people are smart, personable, on the lower 50% price wise and skim over things most better inspectors report on).
