Here is an example of a rain gutter not installed by the builder of this home in 2001. Roof rain water has been dripping on the top of the Central air unit and splashing back onto the exterior wall and foundation, which penetrated into the basement side of the home through a poured concrete wall anchor ty below grade.

This was from a past inspection of French doors install improper. The doors was install inside out. The weather seal is in side the house and the outside is open to the elements.
This is an example of a window that has poor ventilation to it. The caulking was poor and moisture was penetrating the wood causing mildew buildup. To prevent this the window needs to be properly sealed and proper ventilation supplied to the window.

This Joe Schrempp of Best Step Home Inspections and the attached image is of a high efficient American Standard furnace / air condition / electronic air cleaner / air circulation unit.
This unit has a variable speed fan that with a advanced thermostat can condition the air for humidly, air temperature and air quality.
You can set the fan to run continuously and a super low speed so it can clean the air and circulate the air and when it calls for heat or cool it automatically kicks either one in and keeps the house more comfortable than a conventional furnace.

Undersink kitchen garbage disposal unit. Under kitchen sink disposal units and related fittings along with other water fittings should be inspected for leaks or lack thereof and other potential moisture issues.

Hello All,
This class has tons of information. Thank You for all your work in putting it together. Here is a picture of Condo’s with exterior moister damages.
Failed, mildew-laden caulking was found below bathtub spout at the North bathroom. Water was visibly dribbling back towards tile. Spout must be tightened to prevent further deterioration of caulking. Caulking must be cleaned and/or replaced. If mildew cannot be removed through traditional cleaning methods, the mildew may be coming through the caulking from the inside out indicating water or moisture intrusion behind shower enclosure. If that is the case, recommend further evaluation from a qualified contractor. If repairs are made, further damages may be discovered.
Here is another potential source of moisture intrusion. I did find water in the basement behind the boiler.

While inspecting this home I found a damaged downspout extension. The damaged end was restricting water flow and could freeze in winter. Recommend that the extension be repaired so damage did not happen to the roofing from water backup.
My favorite part about all these pictures is that they are from the same house. We start with some odd brown spots on the trim of the bathroom window above the shower tile.
I wonder what could be causing those water spots? This is the outside of that window.
Cement parged stone walls in deteriorated condition. Common in Philly row homes.
