Reason:

While inspecting the roof covering and system, I discovered a section on the downslope of the roof that joined a masonry veneer wall jut out. I also noticed that the corner didn’t slope away and down from the wall, I probed a little and found wet roofing shingle granules (it had rained the day before).

Over time water had accumulated and penetrated through the step flashing. I then took a picture of the same roof section inside the garage roof sheathing with an IR camera that identified two other concerns. The bright yellow (sunny hot day) showed high heat, close inspection confirmed a draft and obvious leak at the flashing.

The moisture content in the sheathing where there was water stains confirmed there was moisture at 21%, the surrounding upper area of the roof sheathing was reading in single digits.
