How to Inspect for Moisture Intrusion Course

Here’s a picture from back in the day (thanks fb), when I was doing some work for Habitat for Humanity as a site supervisor. You can’t really tell from this picture, but I know that the house-wrap detail around that window is wrong (tacked to the sides of the studs and taped right to the wrap, even across the top). I’ve learned a few things since then.

Attached is a photo depicting evidence of moisture intrusion at a chimney clean-out located inside a closet. The moisture intrusion was a result of a cracked chimney cap. Chimney cap has been replaced.

This water damage to the window sill and frame was caused by poor installation of the bay window. Particularly, where the roof meets the existing wall.


Signs of water intrusion in the basement. Looking around the outside of the home, i noticed one potential problem. The downspout was dumping water directly against the foundation on the same wall where the basement was leaking. Maybe other issues as well, but this is definitely not helping the situation.

Exterior wood door trim in direct contact with ceramic tile. Wood is deteriorating as it wicks water from the tile. Trim should be replaced and a space left between bottom of wood and tile.


This crawlspace has several issues: the soil is damp, the ventilation is inadequate for the size of the foundation, there is obvious efflorescence on the walls indicating water penetration and a lack of guttters and negative grade on the back patio likely contributed to the problem.

Here is a roof leak I saw recently from inside an attic.

Attached is a picture displaying a thermal break between the foundation wall and the basement slab. The basement slab has radiant tubing incorporated into it. Notice the sewer clean-out located in the floor. Next to it is a dump to the skirt drain to provide a means of dumping water from the installed water to water heat pump.

Moisture intrusion is probably the most important part of my job as an inspector.

]This is a typical problem on doors that are older and needs a simple repair. When it rains outside the water comes down the doors and right onto the hardwood floor…not to mention all the air flow…

This is some exposed drainage pipes in my basement. They were left exposed for ease of monitoring. All water lines and drain pipes can be viewed from my basement so they can be easily inspected and repairs can be made efficiently.

This fireplace exhaust could hide potential problems. The protrusion through the wall cavity is hidden and in present configuration water can drain down the wall and possibly into the wall cavity. Recommend caulking top and side of exhaust flashing.

This moisture damage is from a leaking furnace in the attic above this office,the coils are rusted and leaked into the pan below while AC was running which overflowed because both drains were clogged.

Here is an image from an inspection done last week of a house built in the 1940’s in western Oregon, a fairly wet place in the winter.
It shows the effects of ignoring proper painting maintenance by the presence of rot at the window trim. This was the beginnings of the day’s findings.

This homeowner as just neglected the tile and seal compound around her bath tub. Also the only vent she uses but not very often is the window in the bathroom.

attached is a shot of the base of a gutter downspout but not the discharge. as you can see there is a significant amount of moss growing not only on the downspout but surrounding pavement as well. the above gutters and downspout discharged were clogged as well which could be causing further moisture problems. This home is observed to be in a damp area.

I have attached a photo of an attic space showing a bathroom exhaust vent running into the attic space instead of being run directly out through the soffit with appropriate connections.

Hello fellow students,

This image I am submitting is one I took that is moisture behind the vapour barrier next to a dryer vent… with out pulling vapour barrier off I will assume there is a bad connection and hot air is escaping before it reaches the outside, or the cool air coming in from vent is causing the dark appearance.
