I read the article, “Air Sampling for Mold Inspections”. It’s good to take the air samples in the part of the house that has apparent mold growth.

Inside corner of a basement which has a drainage problem outside and where the water barrier has been compromised. Potential mold growth and would suggest an air sampling be taken. Remediation of the basement wall should be taken once the water problem on the exterior has been fixed.

Great course on Florida mold assessment and remediation. The regulations and procedures are clearly layed out and easy to follow.

Attached is a picture of a petri dish that the customer had put out herself. She had placed this five feet from the bed where her and her husband sleep. There were no signs of visible apparent mould on the drywall or the floor near where she took the sample.

I read the article " Air Sampling for Mold Inspections" It was useful to know the various techniques for conducting air samples and the usefulness of the results as part of a strategy in determining the presence of mold

Inspection from yesterday. Apparent mold growth occurring in shower stall. Checked the access panel and there was an active leak as well as apparent mold growth.

I read the article to consumers on mold. Very well written with examples of things to look for. More importantly it gave ideas for remediation.

This is a photo of mold growth I ran across yesterday during an home inspection.

Shown is an example of a deck defect that I found during an inspection in Youngstown, OH. The ledger was attached directly to the wall sheathing, and did not have any flashing at all. After just a few months water saturated the wall, penetrated into the crawl space, and created a condition conducive to mold growth.

I have just finished the Advanced Mold Inspection course. Though sometimes tedious to finish that course, I found it quite interesting, especially at the end when we are required to read course related articles. The remediation article regarding cleaning up and removing mold through Abrasive Blasting is most impressive.
I had no idea that the more I get into Nachi, I discover something new each time. What caught my eye in this added reading is the use of dry ice to remove mold and the three phases that as I read it, are all in one action. The science that is revealed in these courses inspires more research to gain more knowledge. Anyone out there not looking into it and like the sciences, check this one out!

What a great and informative course. I have been demoing as part of remodeling for 30 years and never did have a good understanding of mold until now.
I recently took this picture that clearly shows apparent mold. The leak was from a 2nd floor ceiling leaking through the kitchen floor into the garage ceiling.

I Inspected a foreclosure for a friend who was considering purchasing it.
The home is in a flood zone adjacent to a drainage ditch, the home was 15 ft below the street grade and the driveway sloped directly into the garage.
The garage floor had been poured level, no slope?
The house itself had a skylight in the kitchen that had leaked for so long the 2x6 T&G ceiling was caving in, the water from leakage had soaked through the kitchen floor into the garage ceiling directly below.
Slopeage around the house was very poor and diverted water to the backyard where the Pier & Posts held up the family room. No post connectors were utilized, posts just sitting on pier blocks. All framing materials used for posts, joists and sheeting showed apparent mold growth and were high in moisture content.
I did discuss the health ramifications involved in remediating this kind of issue.

Great article and I believe home inspectors can offer more education to clients than they will get from their Drs. I say this as I had recently had a severe allergy attack and my Dr. simply suggested I get some sudafed, I felt like I was suffering badly and this was her only advice.
Tips I learned from these articles,
1 Wash all bedding in hot water to kill dust mites, I’m 57 and never knew this.
2 Cleaning is not just aesthetics, viruses are spread airborne, dust mites breed.
3 30-50% of all homes have damp locations, allowing mold & fungi to grow.
4 Asthma deaths up 68% since 1979, could this be related to women going to work and not staying home keeping the house clean?
Great course!

The component I chose for this course was the HVAC air handling unit, more specifically the condensation pan drain line. Upon inspection of the system, there was no water present in the pan and the drip line was not clogged. The condensation line exited the house and was sealed on the exterior of the house. Overall the system seems to be functioning properly.

The visual inspection completed for this course included inspections of several different systems and components. My experience after the inspection was that even though the house being inspected was only two years old, it is important to conduct a thorough and complete inspection.

The two articles I chose for this course were “Mold, moisture and your home” and “moisture meters”. The first article included basic facts about mold such as; health effects, remediation, PPE moisture prevention and testing. The second article was about moisture meters there purpose, types and materials that they are used on.

Down here in Florida, we tend to see this a lot. Not only do we need to worry about moisture penetration, this is also a great spot for Lizards (or if you live in the central part of the state) Scorpions to get in. To top it off, we don’t get the big nasty (looking) Scorpions they get out in the southwest; we get the nasty (poisonous) clear ones - here in the sunshine state. Anyway, I always follow a picture like this us with " A gap was found at the HVAC cold-line where the line enters the home, suggest this gap be filled with a paint-able caulk, to avoid moisture penetration beyond the exterior wall. "

This picture is from bathroom with a sight musty odor. Upon inspection there is no visible apparent mold growth in the shower area. All shower features appear to be operating normally without leaks and ventilation appears adequate.
