How to Perform Roofing Inspections

Ice damming occurs in colder climates. During freeze and thaw cycles ice and snow accumulate at the end of the roof and encroach further up the roof.Water could infiltrate beneath the shingles and damaged the attic components. The main cause for damming is insufficient insulation and insufficient ventilation in the the attic.A ventilation / roofer is required

I inspected the roof from the ground and it had Shingles Asphalt roof, look very new and well maintained. The gutters were clean and the downsprouts were discharging water well over 5 feet from the foundation wall.I also noted the slope on gutters for easy flow of water down the gutter.

The picture that I have posted is of a chimney. What I am showing in the picture is water stains that was on the attic side of the roof. The water had at one time run down the chimney and had stained the roof. My recommendation was to have the roof inspection by a roofer to ensure that the chimney was repaired and the flashing was properly installed. All of the flashing was in the right area just wanted the roofer to make sure there was not a active leak going on.

The picture that I wanted to see and learn about is the gutter defects pictures. What I leaned firm the picture was that it is important to make sure that your gutters are cleaned each year to keep them from being clogged. Also this will cause the drainage system to not work properly which could cause foundation issues and also cause water to creep into the attic causing possible ice dams and water damage to the roof structure.

Roof inspection. 1st check what material the roof has. Check for missing or torn shingles, all gutters and downspouts. Check the chimney if equipped. This chimney did not have rain caps installed and also had mortar missing in the chimney.

Roof drainage.Check the gutters making sure they are attached to house properly,not full of debris. Check the downspouts making sure they are also attached properly, not damaged and that you have proper drainage away from the house so as not to damage the foundation of home.

During a typical roof inspection it is important to pay close attention or improper nailing practices. In this picture you can see the nail was installed to secure a shingle that was done improperly exposing a potential water entry point that could damage the roof sheathing.

Thermal imaging is a great tool to use while inspecting roofs. It is a simple non-invasive way to inspect a large area to help locate moisture prone areas that may not be easily noticeable otherwise. Being able to provide a visual image in the report of the issue can be invaluable to the client.

This is an aluminum gutter that is located underneath a tree. The lack of maintenance on the drainage system has caused leaves to build up in the gutter. Rain water is no longer able to drain and will result in potential water damage.

After studying the image of counter flashing associated with chimneys I leaned that counter flashing is laid on top of and after step flashing. Both step flashing and counter flashing are used to keep water from entering the joints in the chimney.

Pictured is a roof on a single story home. The shingles appear to be in good condition and installed properly. The shingles are made of ashpalt and after speaking with the owners i determined that they were installed approximately 2 years ago. Also in this picture is the chimney that is over 3 foot higher than the roof peak. No defects noted on either.

Roofing: the roof on any structures main purpose is to protect the structure from the elements of nature. The roofs insulation and ventilation should both be working together and in condition to prevent moisture intrusion. Some basic maintenance to consider to protevt your roof and extend its life is to keep it clean of leaves, limbs and debris from near by trees. Cut back any limbs overhanging your roof if possible.

Chimney is with evidence of moisture penetration, including spalled brick, popped mortar joints, and cracked chimney cap. Additionally, chimney is also with out flue screening, has improperly sealed counter flashing, and a rusted / rusty rain cap. Recommend evaluation and repair by qualified contractor.

Bump keys are a key cut to the maximum distance a pin will possibly reach at each point within the mechanism. The lockset is then bumped, with pressure applied to the key, which will turn once bumped properly. Few locks are bump proof, and some insurance won’t cover loss resulting from use of a bump key, require evidence of a break in, which is often not visible.

This photo shows the only discrepancy found on the home inspected. The roof is approximately 2 years old, and appears to be properly applied 30 year architectural shingles. The boot covering the kitchen vent stack has two exposed roofing nails that need tar or sealant to better protect from eventual water intrusion. Correction recommended.

Condition:
The asphalt shingle roofing appears to be near the end of it’s useful life. The mineral granules have deteriorated and can be found in the gutters. More proof of this is evident by the discoloration of the asphalt singles.

Topic: Inspecting Roof Panel Sheathing
While it may be difficult to inspect roof sheathing on a existing home there are some items that can be inspected from an attic. An inspector can conclude that the sheathing is installed so the long edge is perpendicular to the rafters, edges are staggered and the fasteners have hit the rafters. Additionally an inspector can verify that adequate spacing between sheathing and that clips are installed where required.

In the attached image you will find that the gutter is full of loose granules from the shingles. This tells me that the roof is nearing the end of it’s useful life and I will make sure to let my customer know to plan to replace in the near future. I would list this roof in marginal condition but would recommend it be replaced sooner rather than later.

This inspection is done on a gable-style, residential roof with a 4:12 pitch. The shingles are asphalt architectural style that appear to be new. According to the owner they are 1 year old. I observed one single layer of shingles placed with an off set pattern. Each shingle has 6 fasteners spaced evenly apart according to high wind requirements in Florida. Most nails have proper penetration but some are over and under driven. The drip edge is properly installed and the gutter is in new condition and clear of debris.
