Ideas needed on how to expose builder to the media

I understand your frustration and anger. I too am an inspector in the beautiful state of S.C. in the upstate area of Greenville/Spartanburg. We have chatted before about the small town license requirements on here. I believe that you should keep in contact with the local government that you began this process with and also the insurance company as well. I have been required by 2 builders to have all the insurance issues you have mentioned and 1 of the companies has no required that I have signed documentation from the buyer or that the buyer or their realtor be present during my inspections. I myself have full insurance coverage and they have no way to keep me off their sites because of this so now they have implemented the above stated requirements which are within their legal rights. I have no issue with them about this because I now get about 20% of the inspections done on their homes because of it LMAO. It seems when new buyers come through they are given one of my cards by their potential new neighbors and told and I quote " Hire Mark the builder here hates him because he finds everything and reports it". I can only imagine this is happening because when they first started building here at this site I did the first 3 homes sold. All I know is everytime I am in the subdivision I stop by my former clients homes to see how they are doing and they always enjoy seeing me and ask for more cards. I have even done some 11 month walk through inspections for some of the clients on their 10th month so thay can have a list for the builder to repair.

Just tread lightly and please do not put yourself in position for them to go after you with legal action. Protect yourself. They will get theirs in the long run and you may pick up more business from their buyers. Just vivist you old clients to see how they are doing. You can not be stopped from doing that believe me.

Yes just wanted to let everyone know it is not uncommon here for that to happen sometimes and also to give them an avenue or idea of how to circumvent this issue and drum up some more business to P.O. the builder. LMAO He hates me.

I am actually seeing more builders that like these free home inspections, it saves them warranty work and sometimes financial disaster to have the buyer pay me for something they should be required to do themselves.

We have a small time builder near here that has a realtor wife, they have been allowed to leave off foundation straps, put straps on wrong, build stair handrails improperly, build deck wrong, off center loading of piers for 25 years he said. He is the only unprofessional builder that had the nerve to call me. I explained a lot to him but I really don’t think he understands.
Most builders that call me are wanting me to inspect a house before they pay the subs the final 10 percent.
