The rounded ends of the tile roof have “bird stops” installed along the eaves. This helps to keep out any unwanted animals, rodents, and birds. It can also help keep out wind-driven rain that could penetrate the underlying roof deck.

Care must be taken when walking any type of tile, slate or wood roof. Tile roofs can crack or become loose causing injury or death from a fall. Wood shake roofs can become especially slick with a small amount of water on them. It is best to avoid walking on them unless you really know what you are doing.

This roof is made up of clay tile. The tiles are in poor condition and some of them are not attached properly to the roof. Some of the tiles are broken and/or cracked. I recommend the roof to be repaired or replaced.

I read an article on Mastering Roof Inspections related to tile roofs. I learned the most common materials are clay and concrete. There are low to high profile type designs for these types of roofs. There are also interlocking, overlapping and butting type designs for this type of roof.

I’ve chosen to write this essay on clay tile roofs and some identification of problems with clay tile. If clay tiles are not installed correctly, you could have major water intrusion. When walking on clay tiles, you should not walk directly on top of the tile.

I’ve chosen to write this portion of my essay on different types of tile roofs. There are clay, concrete, plastic, and masonry mixture type of tiles. All these tiles if they are not installed properly will have long term affects on the strength of the tile and longevity.

Clay tiles style “S”, this type of tile are designed in its flat part has holes to be fixed to the ceiling and somehow damage or nailing badly due to ignorance or bad technique the tile, this helps to have a more uniform installation but more complicated when it comes to roofs with angles or winding

The above referenced photo shows a major defect in the flashing system of the roof. The flashing was cut and removed by the roofer. No new flashing was installed behind the wall covering. There is no kick out that removes the water from the wall.

For this assignment i reviewed the flashing systems for clay tile applications. The wall flashing that is recommended is a stick or “L” type flashing. Designed to allow water a channel to freely flow from the roof covering. This flashing is then covered with a counterflashing system.

The image is of a damaged tile roof. You can clearly see visible cracking in the roof tiles. Parts of several tiles have broken and fallen off. The tile on this roofing system looks to have been installed properly with the correct overlap. Damage may have been caused by impact; possibly hail/weather related, or tree limb. This roof is clearly in need of repair.

Here we have interlocking clay tiles. They do show some signs of weathering but nothing serious enough to classify as a defect. The flashing at the roof edge and the gutter both look good and serve to keep moisture off and away from the roof.

Concrete and clay tiles are fire resistant with a Class A rating. They also have a Class 3 to Class 4 hail resistance ratings and can withstand winds of over 125 mph. Sometimes metal tiles can be mistaken for concrete or clay tiles.

I chose an image from the illustration gallery showing the proper installation of clay tile (barrel mission style). There are two types of tile shown,the cover and the pan, with the cover having flared edges. The nail holes are visible at the top edge of each tile. The correct overlap is shown to prevent moisture intrusion.

This inspection reveled concert tiles for roof coverings. Did not see any deficiencies in the tiles themselves. The flashing around the penetrations has pulled up and can allow water intrusion the sealant on the stacks has begun to crack and weather and can allow water intrusion also. Recommend repairs by licensed roofing contractor.

There is substantial concerns when walking on a concert or slate tile roof. Very little moisture can create a very slippery surface to walk on. Both tiles can be very brittle and can break very easily if not walked on in the right spots.

In the past, tiles were also made from fiber cement, but those are seldom manufactured now due to legislation that was enacted to limit the use of asbestos in products used in North America. Tiles are also available that are made from metal and recycled plastic.

This picture depicts the roof structure of tile roofing used to shed water. This piece of tile does not match the existing majority of tile and has become loose from its position. This tile is apparently a replacement tile in an attempt to repair a broken or missing tile. Further evaluation is required as well *** refastening the loose tile.

Studying the installation of tile roof systems one learns that there are several different styles,types,and methods of installation included in this system. As an inspector one can only discuss the ability of the system to shed water and the condition of the portion they can see.
