this course helped me out a lot by making me aware of the deferent types of materials used in making a tile roof, very, very, very, helpful for any one who wants to become a home inspector and is very knowledgeable.
I find that taking the courses offered through internachi has helped me a lot in my career as an inspector. It has made me more aware of the deferent types of buildings and their systems and what it takes to put them toghter
Pictured above is a closed valley on a low profile tile roof. During the inspection the inspector would cite the tree that is overhanging the home causing debris to accumulate
in the valley. Debris on a roof can block water flow and trap moisture which could lead to future leaks.
In the article titled “Mastering Roof Inspections: Tile Roofs, Part 1”, the author explains the different types of tiles and requirements that certain tiles need. For example, medium and high profile tiles require that a bird stop be installed at the starter course. Bird stops are designed to keep pests and insects out from under the roof. Bird stops can be made out of a special trim or can be as simple as filling the holes with mortar.
TILE ROOF
Pictured is a tile roof that is in good condition. There are no visible stain on roof at time of inspection. There are a few cracked or broken tiles that need to be replaced. Tile and flashing around vent pipe need to resealed. All other flashing appears to be in good shape.
INSPECTING UNDERLAYMENT ON ROOFS
Underlayment are manufactured with different properties designed to meet the needs of homes in different climate zones. The different types of roof-covering materials may also have specific underlayment requirements. Underlayment provides a moisture barrier on the roof.
the more an inspector understands about a roof’s components, the better he can spot problems and defeasances during an inspection.
Due to high winds(hurricane IRMA), the roof has tiles separated from the mortar, the under cover are not damaged and no leaks have been detected. Several tiles are cracked. It is recommended that the home owner hires a professional roofer to make repairs and reinspect after the repair is completed. Picture is attached.

This tile roof is showing a lot of issues.There are multiple broken tiles, some new replacement tiles, missing mortar, and overall extreme weathering of the tiles on this entire section of roof. This roof may not be able to properly resist moisture and drain water causing damage to the underlayment.Roof replacement is recommended.
I read the article “Mastering Roof Inspections: Roof Drainage Systems, Part 1”. I learned that there are many different ways to incorrectly install a gutter system. If the gutter is not properly sloped, the gutter won’t drain and there will be evidence of standing water. Gutters of steeper roofs may need to be installed on standoffs so the water doesn’t overshoot the gutter.
In this picture we can see quite a few amounts of tiles chipped. Some of the tile chips are collecting in the valley of the roof which will cause corrosion on the valley metal in the long run if it is not cleaned out.
Clay tile which consist of installation called barrel style should be installed with a one inch by four inches strip of wood attached to the roofs sheathing. The pan side of the tile should be nailed to the sheathing and the cover side should be nailed to the one by four strip of wood.
In this picture you can see that the tile roof seems to be in pretty good condition. One thing that bothers me is the clogged drainage of the valley flashing. It could be due to improper installation. For the most part I would mark down that it requires a little bit of maintenance.
Most metal roofing products are designed to be installed over a supporting roof deck that bears the structural load, transferring the load down through the walls, and to the soil. These products are called architectural metal roofing. Structural metal roofing products are usually thicker.
While reviewing the “10 Easy Ways to Save Money & Energy in Your Home,” I learned several important tips. I learned that a microwave uses 20% less energy than convection ovens. I also learned that refrigerators and freezers should not be located near a stove. This is because warmer areas will force a fridge or freezer to use more energy to keep cool.
This is a clay tile roof. The roof appears to be in good condition with no visible cracks, weather or other damage. However, it is recommended that the roof is cleaned with a pressure washer due to the small amount of growth.
In the above photo the tile roof is clearly damaged, these issues if not fixed over time will result in water intrusion into the home which will cause further structural damage and decay. Inspector recommends licensed contractor to oversee and ensure proper installation.
