These interlocking clay tiles show damage at the corners. There is cracking and the substrate can be seen between several tiles. The ridge tiles show shifting and concede that a cementitious adhesive is used to hold those in place. There are several areas where the tile has lost its glazing. The white spots on the tile is paint overspray from a contractor and is not biological.
Mastering Roof Inspections: Tile Roofs, Part 1
The most common materials for roofing tiles are clay and concrete.Tiles are also available that are made from metal and recycled plastic.Tiles come in a variety of profiles and styles. Generally, profiles are categorized as low, medium and high.Low-profile tiles are flat or close to flat.Medium-profile tiles may be shallow clay-pan tiles or S-shaped tiles.High-profile tiles are typically barrel tiles.Concrete and clay tiles are Class A fire-rated.Concrete and clay tiles are resistant to damage from hail, typically achieving Class 3 and 4 hail-resistance ratings, with Class 4 being the most resistant to hail damage. Clay tile varies more widely than concrete tile.Concrete and clay tiles are resistant to damage from hail, typically achieving Class 3 and 4 hail-resistance ratings, with Class 4 being the most resistant to hail damage. Both concrete and clay tile do well in wind events and, properly installed, can resist winds of over 125 mph.
easy to work because all of the videos and how they explain to inspect in the videos, I learn more in this course because the may focus was the cement tile and clay tile, I might do this course again

Inspection of tile roofs:
Here is a picture I took before walking the roof. It was easy to see from the ground before even going on the roof to inspect it is in need of repair. There is four feet of ridge tile missing. I would recommend hiring a qualified contractor repair the issue.
I researched the rubber floor inspection from the library articles. After reading the article it appears there is many advantages like longevity as it potentially last a lifetime, comfortable to stand on, glue may not be required to install, and many other positives. It also has many disadvantages so it is a flooring that would probably be installed in specific circumstances.
This tile roof appears to have been installed correctly. Flashing was correctly installed in the 6 valleys present (not pictured). Tiles are discolored, however it appears to be cosmetic damage. There were no visible broken or cracked tiles. Ridge tiles are all in place and appear to be in good condition.
I read the article “Mastering Roof Inspections: Tile Roofs, Part 1”. Most tiles are made from clay or concrete, however fiber cement tiles are still on some roof structures today. Tile roofs should have a birdstop installed to ensure that wildlife can not enter the space under the tiles and make a nest. Tiles are installed either in interlocking, overlapping, or are butted together. Tile roofs have a high fire rating, and can resist strong winds if installed correctly.
Tiles being laid on battens that are installed horizontally and spaced apart in the proper distance to accommodate the size of the tile. The underlayment is installed and the tiles are being installed correctly. Once the open area is filled in the hip flashing will be placed.
Poor Deck Location, this deck is shown being built over a Septic Tank, this is not a good location for the deck. If any issues arise with the septic tank it is possible that the deck may have to be taken apart to gain access to the septic tank. The homeowner should have done some research to find out where any or all underground items may be found.
This is an example of a cracked tile on a roof. An inspector should not assume that the entire roof is damaged based off a section on a tile roof. Although it’s not recommended to walk the roof, there are options to walking safely, if available.
The most common materials for roofing tiles are clay and concrete. In the past, tiles were also made from fiber cement, but those are seldom manufactured now due to legislation that was enacted to limit the use of asbestos in products used in the U.S
The window sill in this picture needs replacement or repair, the sealant is dried out and shrinking which has allowed for moisture intrusion the wood around the bottom half is soft to the touch which indicates decay this is the same for several windows located on the east side of the house.
Bat infestation can be a real health hazard if the bats have entered the attic space not to mention a nuisance to the home owner.signs of bat infestation include a build up of guano usually the build up is by where they roost, milky white urine stains on windows is another warning sign that you have a bat issuse.
In the attachment there is a photo of a roof with concrete tiles. Concrete tiles are manufactured from a variety of different materials. The interlocking portion of the tile consist of two parts, the underlock and coverlock. The coverlock and underlock interlock helps hold the tiles in place while the underlock forms a water channel.
In the article I read I learned about reverse mortgages. A reverse mortgage takes place when a homeowner borrows against the equity of their current home. The amount that you can receive depends upon the age, how much the home is worth, and the current interest rates.
Pros and Cons on Concrete Tile Roofs. Certainly, living in an area which is conducive to the Southwest weather and style is very appealing. The longevity for these roof tiles can exceed 50 years in some areas of the country. And the cost amortized over 50+ years makes this option very affordable. However, changing your roofing material from asphalt to concrete might give a shock to your senses and well as your wallet. Beefing up the roof structure to handle the added load with the necessary advice of a structural engineer may begin with an initial cost of $3 $5K. Then the cost of the materials and installation wont be cheap either. When all is said and done, installing a new roof with concrete tiles will certainly make one pause and consider all other available options for a second time!
My research article is Modular vs. Manufactured Homes by Nick Gromicko and Kenton Shepard. While the term modular and manufactured homes bring to mind the image of a shabby and cheaply built structures, these ideas should set straight. Well, that is partly right, shabby no, cheaply built - not necessarily so. Where modular homes are built within controlled warehouse conditions according to strict local building standard and with tolerances tighter than those that are site or stick built. The modular home structure is piece built, one wall at a time which is then put together on site to form a structure that meets and often exceeds building inspection requirements. In the eyes of banks and lending institutions, there is no difference between modular and site built homes. Whereas manufactured homes are also structures built within controlled warehouse condition, however, this is where a lot of the similarities end. These manufactured units are built on transportable steel frames with wheel and constructed to standards that conform only to Housing and Urban Development (HUD) code. Additionally, lending institutions view these structures significantly differently! Manufactured homes prove to be more difficult to modifying and they also lose value.
From the inspection of this roof it can be observed that there are certainly missing tiles which would allow water to enter the roofing component and exposing the membrane. Also in various areas most noticeably the corners there are broken tiles. This will also expose the roofing components and make it susceptible to water intrusion.
Fasteners can be a major component to a tile roof system and the type of fastener used is dependent on a number of different factors. factors for fasteners can include local regulations, climate zone, roof deck material, wind exposure, and the manufacturers requirements.
