Someone selling their house in Wyomissing, PA just asked me if they have to upgrade all their knob & tube wiring before they sell. Anyone know one way or the other?

No requirement for replacement in California. I run into maybe 30-40 houses per year with knob and tube wiring. Occasionally an independent insurance company may not be interested in insuring the property unless they upgrade the electrical system. Buyer’s simply contact another company to obtain coverage. icon_idea.gif

Are you speaking from a Safety concern or a Allowed concern. In regards to K & T, in the eyes of many electricians it is quite safe in regards to its nature.

However, in regards to its many problems like cracking and worn jackets and that it simply can't handle the modern day appliances and well I could go on.

IN regards to must it be replaced...Nope as the code does not require updating of systems that were code compliant at the time of their installation...with that said you draw a fine line between when people start adding things and trying to increase their systems and so on to which at that time it becomes a real concern.

But in a short answer...should K & T be replaced.......well my opinion is YES.....( not only because I have a kid to feed...lol ) as it just can't handle the modern needs of todays applicance and technology world...but is it required to be replaced...nope......sure isnt.

I no longer work at the trade but If I bought a home that had Knob and tube in it .


I would remove it where possible and abandon what I could not remove and would upgrade to modern electric system throughout.

Chris the biggest issue other than the safety concerns with the lack of grounded conductors and detiorating insulation on the wires, will be one of insurability of the property by a new owner, many insurance companies will not insure property with K&T in use.

The biggest problem with K & T is thermal insulation. You cannot install any kind of thermal insulation over K & T. Many times you will see it done anyway, it is a fire hazard. Your client has the right to know that thermal insulation is not allowed over K & T, especially with todays high energy costs.
