Or… is someone buying an inspection at the .99 cents store
There are some inspectors in my area that are worthy of being sold at the 99 cent store
Tougher thing is explaining to a first time buyer or new agent why a better inspector’s price is worth paying. Some on this board say that they can convert every one… I can’t. But I try. Win some lose some.
Less tougher thing is providing a good service and letter our actions speak for us. That takes time though and it’s hard to pay our bills with our reputations, isn’t it?
The way I look at it is. I can do 50 inspections at $400 or 100 inspections at $200. I would rather do the 50 and save time, money, travel and liability issues. If you see someone who charges a very low prce as your “competition” then you need to change your service.
Prior to anyone being able to see your pricing, make them go to a landing page that includes a version of this text: http://www.nachi.org/smartchoice.htm
I cannot quite agree with this comment, so many of my inspection lead to more inspections, new agents meet me all the time and refer me again. Also home owners I do inspections for refer me. I dont have a proplem with not getting enough pay for a inspection. I average $375 a inspection. But I still wanna do as many as possible. I think our market is at this average. I dont believe there is to many inspectors doing $200 inspections here but I could be wrong. But if the market was paying that I’d rather do as many as possible and build a good client base for when the market picks back up.
I don’t check pricing of other home inspectors in my area as I could care less.
I’ve had many callers to ask me to discount my inspection fee and I simply ask them if they negotiate fees with their licensed Plumber or Doctor. They drop the subject and book the inspection anyways.
My pricing is NOT negotiable, period. Any home under 2,000 square feet would cost my client $370.00 which includes the Termite (WBI) inspection.
For those of you who are in or around the 200 dollar range, you are overworking yourselves.
In my many years of being a contractor, I have noticed when times are hard that is when you will get people to pay more (due to less competition). When times are good, you do not get your price as much but are performing more volume to make up for it (due to more competition). This may only be so in rural areas, though.
James when I lived in Sycamore IL. I found that to be true. The closer I got to urban areas the price did go down due to the competition. I’m sure some here will disagree but that was my experience
Talking about low ballers. I quoted a Mold screening + 2 IAQ samples for $350.00. Got the job and 30 minutes before the scheduled time the client calls me that he found two other inspectors that will do the testing for $300.00. I responded to the client; be my guest they can have it, you get what you pay for#-o. Not only you get from me a Mold screening inspection but you get two reports. One from the lab and another from my company including pictures of the screening and sampling all documented to take it to your land lord for action.\:D/
I went back to my office to finish two inspection reports when the phone rings. A previous client asking for a roof inspection report of a previous job. Boom, $150.00 came flying to my nest\:D/:-({|=. Love it!!
wait till my next flyer hits the market…FREE roof inspection, FREE roof cert. 2yrs (if it passes), FREE pool inspection maybe?, thinkinig about adding sprinker check and what ever else I can think of…already do the roof insp. and cert and WAS a BIG HIT!.. was doing Bens warr but no one seems to care about it so I am saving my 17.00…so just my 2 cents…hey man its slow out there and we all got to eat!
If it works for ya… groovy. Too much of the “you shouldn’t do this or that cuz I do or don’t” here anyway. If you want to give away a Porsche with every inspection… awesome.
I see your marketing idea and it does seem attractive to someone shopping for a Home Inspection.
That being said…
How does that work out for you IF the roof needs repair to get a CERT? Just curious… as there are things with B&P 7197. (a) & NACHI.
I used to do 'Certs as well, but most roofs need something and I can’t do repairs for the cert…nor offer the repairs via a sub. AFAIK
If its bad it gets no cert and thats that! I move on…because I have completed a home insp on it…ect…if the roof is good which only about 2-3 out of 10 are I give a roof cert from my roofing co not my home insp co…ect…
**Brian, your comments really shows your high level of education and the survival to put food on your table. Getting a full time job at a food joint will do the trick. There is also OBAMA care and food stamps. Low balling the inspection industry can only go so far. I can see from you photo profile you are a dog always smelling other dogs ***.
**Quite productive your comments on this board. It is ashamed to know you are an InterNACHI affiliate. We strive to make our industry a profession not a welfare club. You keep the low prices and give away your services to make a buck. We will continue improving the industry and making the home inspection industry a career. **
**What a waste of time. But I needed to drive a screw in your head; maybe it will release some of the worms that are affecting you neurons. Cheers!! **
Anyway, Brian didn’t say what his prices were… only that he was trying to stir up business… I’ve heard others say they include the FHA HQS forms, free warranties, realtor referrals and so on. If others were able to type up a form that took about 10 minutes (most in CA can’t) certifying roof, they probably would. Would I do this… probably not. Can I? Yep. If I wanted to give away my work boots with every inspection and my profitability was sustained… why not?
As far as being ashamed, I can only say that negative comments in a public area directed towards another member, do no better than your perception of low balling.
Its all good man…you have the right to say what you want…Come out here to CA some time and you will get a real taste of what its is like to be a HI… I live in the worst realestate areas in the Nation! Come out here and see what its like and then you will see you have to some time think out side of the box to make this HI thing work…also who said any thing about low balling??? How do you know what I charge for a HI?? Do you know? No you do not…Have a great DAY!
