The roof framing was designed with LVL & PSL engineered ridge beams and valley rafters which were spliced. Contractor decided on his own to use standard 2x ridge boards and a forest of bracing to interior walls that were not designed to be load bearing.
The rooms with cathedral ceiling were designed with 2x10 rafters at 16" centers to allow enough depth for insulation. The contractor substituted 2x6 rafters at 24" and the can lights touch the roof sheathing creating a thermal bridging issue.
The top flange on some I-joists were cut, which is not allowed. I could go on, but the contractor basically ignored the architectural stamped plans and built the framing the way he wanted without notifying the homeowner or the architect.
I stopped the inspection after two hours and told the homeowner to get the local architect that designed the house to do the final inspection, because he already had all the dimensions and calculations needed to check the design issues created by the contractor.
The photos I submitted are just a few of the issues that house had. This is one of those jobs you cut your losses and move on. Potential lawsuits on this house can tie you up in court for a long time.
