Standing water is one thing. Don’t forget mention of sewage leaks, either current or remaining evidence.
Broken glass, bricks, rusty nails, sharp metal (termite guards), head knockers, knee knockers, elbow knockers, feral cats, possum, raccoons, rats (big frigging rats) alligators, snakes, spiders, snakes, big old frigging lizards that look like snakes in the dark, filth of every kind, fleas, wasps, hornets, did I mention snakes? Just to name a “few” of the things you encounter in crawl spaces.
