Roof Safety. Extreme caution should be taken when performing a roof top inspection. While a roof could appear to be safe to walk on there could be areas that pos3 a slip or fall hazard. When using an extension ladder to access the roof it is recommend to tie the ladder off before climbing onto the roof and the tip of the ladder should extend 3 feet above the roofs edge. Water, ice, algae or loose shingles could cause an inspector to his their footing and fall.

Scaffolding should be used when construction or repair of pool screening is to be accomplished. Using a ladder and resting it up against the pool frame may not provide the proper strength to support the worker. The use of staging or scaffolding would be a safer choice.

There is a fall arrest system for the roof that I learned of today called The Rojen Roof Safety Pole. It is a pole that attaches to the roof either temporarily or permanently. The worker then attached a safety line to the pole and can walk around the roof with ease. If the worker were to slip and fall the line would stop moving much like a seat belt in a car.

I added this picture of gutters because its a major defect. The gutter have massive blocking and in the event of rain there is no support system for the roof. The blockage will prevent the rain water from moving down the gutter and allow it to drain away from the house.

I’ve done an inspection yesterday and the attic had half insulation and half nothing. So I marked it in my report as a need to be fixed. I know its important to have the whole attic insulated because it helps with the house temp. Also helps with the air moving around as well.

This is an image of a ladder being used to inspect a roof from the eave. This image has multiple problems. First, it is not the correct ladder for the job. Second it is setting in the bed of a pickup because it is not tall enough. And third the spreader is not opened fully so the lock is engaged. It is recommended that the inspector purchase a high quality extension ladder to be able to observe roofs.

I have studied the article on Inspector safety equipment. The inspector should have coveralls, flashlights, goggles for inspecting crawlspaces. The inspector needs two types of ladders. A step ladder is needed inside and an extension ladder is needed outside along with and ladder tie offs. Gloves, respirators, road cones and danger signs are other miscellaneous safety items and inspector needs.

It is very important to be aware of your surroundings when walking on a roof. Make sure there are no overhead obstructions when laddering a roof and be aware of potential hazards that could cause injury. Always face ladder when ascending and descending roof.

According to OSHA’s,(Occupational Safety and Health Administration) safety guidelines and rules all ladders should be inspected for any damage or safety issues by a qualified worker before the beginning of it’s use each day. This inspection will aid in the safety of workers from falls and injuries that could lead to a workers death, the United States has the highest amount of ladder induced falling deaths per year of any other country in the world.

It is of great importance to protect yourself during a home inspection as many of the systems and components that we inspect can cause serious damage to your body, as such it is of high importance that we protect ourselves with the proper PPE, Personal Protective Equipment.

As can easily be seen in the photo. This multi-purpose ladder is too short for it’s intended use, because of not extending a minimum 3 feet above the roof’s landing. This will require the user to step or crawl up onto the top step in order gain roof access.
