My image was a broken rung on attic stairway.
As I begun my attic inspection I first noticed the stairway was stored but not evenly. This was an indication of damaged or missing hardware. I pulled on the rope to lower the unit and noticed a broken rung and loose hardware. I reported my findings as a ladder in need of upgrade, took a couple photos and got my ladder to complete the attic inspection.

Ladders should be placed one foot away from the building for every 4 feet in height. The top of the ladder should exceed the top of the building by 3 feet. For my inspection writing assignment on the external safety for inspectors l and contractors course, I chose to write about a battery powered drill. I would start by inspecting the drill for any defects before each use to protect myself from any injuries or harm. Than would use with caution.

This picture is showing a badly damaged floor that a customer was concerned about. Upon inspection of the flooring, it was determined that the damage to the floor was caused by moisture infiltrating the home from the exterior. The moisture was entering the home through tiny cracks in the stucco finish adjacent to the first course block bed joint where it met with the concrete foundation. A misdirected nearby sprinkler was spraying the wall where the cracks were, driving the water into the home.

Anti Scald devices in homes are easily overlooked, but are very important in the protection against sudden severe burns from hot water. Most newer homes have plumbing fixtures manufactured with built in anti scald devices. These safety devices can be adjusted to suit the needs of the owner, but should never be removed or bypassed. Older homes that do not have anti scald devices installed should be considered for retrofit to meet new codes and increase the safety of the home.

This is an example of proper multi position ladder on stairs. I have seen too many people use the wrong type of ladder or configuration when on or near stairs. I highly recommend multi position ladder systems for home inspectors.
