I have decided to scrap the idea after giving it more thought. IMO when clients read any home inspection report they have allot to digest and most likely can’t determine the overall rating of a house. A good example is my area is someone who has been living in a trash dump and finally accumulates enough money for a down payment on a better house. To him the house he wants to purchase is a mansion compared to the house he currently lives in. Then I come along and compare this house to 1000’s of others I have inspected over the past 26 years and burst his bubble. My proposed rating system may be more accurate on the physical attributes, but I didn’t take into account the emotional factor. Many people buy a house on how it makes them feel or they like the view or it reminds them of their grandmothers house, etc. So in hindsight my rating system will only muck up the system. Like a turd in a punch bowl.

Randy, what you said is so true. The emotional side. That’s the hardest thing for me. People are finally able to get into a house and then I have to come along with my inspection report. I have actually had a wife cry at the end of the inspection yelling, “but the realtor said this was a nice house!”

Its been my experience most people buy a house based on looks, price, the school district the house is in or distance from work or relatives. I live in a college town, close to an army base and the County hospital. I get allot of revolving customers like professors, military and doctors. Many of these buyers purchase the house a previous person in their profession owned, like a revolving door.
The clients that give me heartburn are the ones that already made up their mind to buy the house before I start my inspection. These are the clients that spend most of their time measuring the house for furniture, drapes, new appliances. At the same time these clients have already scheduled the painters, carpenters and flooring companies to show up during the inspection. They rarely ask questions and typically leave before the inspection is done.
