Performing a 600k+ ft² Campus Assessment: A Case Study by a Solo Inspector

This walkthrough highlights how one CCPIA® Certified Commercial Property Inspector landed and executed a large-scale campus assessment for a public community college, covering multiple buildings, planning meetings, inspection logistics, and more.

Planning, Partnerships, and Execution:

It’s a great read for small or solo inspection firms wondering how they can take on big jobs. Spanning over 600,000 square feet across multiple structures, the assessment was completed in just two days through partnerships, the ComSOP, and direct coordination with stakeholders, like a construction firm and campus operations staff.

I really enjoyed reading this topic, and congrats to the single inspector firm in accomplishing this great inspection, and how you approached the whole thing, as well as sharing the great communication that was maintained throughout the whole process. I wanted to say very rarely does something, or someone impress me, but when they do, I really want to let them know how impressed I am, it makes me happy and proud to learn and hear such great accomplishments with small businesses. You all know what I mean. Anyways, AWESOME JOB, and a Great Read!!! God bless you all with many great opportunities to come.

An interesting project and congrats! I really like challenging projects and large-scale projects.

Maggie, a very well written synopsis on the case study article. Are you by chance available for hire on admin and report writing?

It looks like this project was a narrower scope of work where the inspector assessed just a few or handful of systems/components? Still, very efficient moving through them in 2 days on site and just 2 days report writing with 1 inspector.

This week we assessed 4 small commercial properties, about 1500 sq. ft. each. Scope of work was basically major system/components with some thermal imaging and averaged about 1.5 days on-site x 2 inspectors. These reports will take 3-4 days x 2 inspectors writing. I guess I would like to paint a picture for inspectors that may be looking at commercial inspection work that even smaller projects can take days for site visit assessments and days for report writing completion. Some projects take weeks from boots on the ground to report delivery.

And another inspector awareness tip, check with your insurer that you have coverage for specialty or recreational components and larger projects square footage wise.

Hopefully we will see more interesting projects posted here!
