Possible shower pan leak

making sure I’m not loosing my mind. I’m calling out shower pan leak. it was a quick flip and lots of stuff was done in a hurry. I could see the fixture in the shower and that wasn’t leaking. , visible water. I know green treated wood has moisture in it, but pics clearly show water.

would you call it out as a failed shower pan or word it another way? thanks.

Always verify your “findings” with infrared… I would put a moisture meter on that location and if it agrees the area is damp, then I would call out active water intrusion, possibly the shower pan, but could be simple caulking around the tub/pan or even a plumbing leak.

I did use a infrared camera, also I did use a moisture meter… the other green treated lumber in that area had 13-16%, and the spot thats clearly wet was well up there… lol

Report what you found. Elevated moisture in so & so area…

I imagine if the leak is active or current, it will increase while you use or operate the shower.

With the easy access you had to the area, did you try leaving the shower running for a much longer test and watch for any leaks?

I did have the shower running probably for a solid 10 minutes. I also tried to plug the drain hole to get more water on the pan if that makes sense.. Also use the bucket and poured water on that side of the shower wall in case the leak was maybe higher. So I did my due diligence for my client.

There is a probably a hole in the liner somewhere. I have installed hundreds of these poured shower pans, and if water is under the liner, its not a simple repair, and not from failed caulking. The whole point of the liner is to direct all water that may get through the grout and corners (and it will) to the integral drain assembly. If the liner has a hole, or the drain assembly was not installed properly, then water is getting under it. This usually requires a complete tear out of the pan, and the bottom row of tile.

The only other option it could be is water dripping from the fixture or shower head, and landing behind the liner.

For the record, I could see the shower fixture and it was not leaking from that area.

It is odd the water is on top of the wood. I would imagine it seeping under. There are also stains on the vertical studs.

No pets that I could tell .
Was vacant . New carpet, vinyl flooring, crappy primer paint everywhere, but they did put nice plumbing fixtures in and a new hot water heater.
