The door appears to swing out which would be typical for a mobil home rear entry. If so, the door cannot swing out over a step. If not, it is missing a handrail, and a paint job.

Also a high possibility that the steps are not secured to the house.

Some background info:


Steps were attached to structure but there were no footings. Door was a steel door with vinyl coating (which was obviously peeling).

My comments were:

"Recommend landing and handrail to be installed at rear exit steps. Wood support posts for steps are in contact with ground and are not supported by any form of permanent footing. Wood/soil contact may be conducive to the attraction of wood destroying insects."

I did not formally comment on the vinyl peeling from the door. I perceived this as an aesthetic issue more than a defect. I commented verbally to the client that they would, at the very least, want to paint the door.
