The most likely cause is a bad sliding door over the area.


The second most likely cause is the fact that the vapor barrier is on the wrong side and moist interior air is condensing and being directed to the joists.

Lord knows which one of the choices is the answer.

Got to ask a stupid question here. I can not make the picture out very well but looks like the the joist are damp on the bottoms and the insulation is compressed... Is that what we are looking at??

Also can’t see picture that well. It looks like regular foil or refective mylar that is recessed in to the joist cavity. Coupled with the extensive rot on the joist I would be wondering about a grow house.

Lack of proper deck flashing, something (Deck,patio,etc.) pitched towards the house, or bad patio sliding door. The crack in the wall seems to suggest something more sinister than the Vapor barrier.

When I entered this crawl space everything was dripping with condensation. If you look close you can see that the sill plate is rotted and crushed by the floor joists. Eighty percent or more of the rot was within 5 feet of the west wall. The the sill plate on the east wall ( no picture) did not show visible signs of rot. If you looked at the outside of the house you could see some of the contributors to this. There were no gutters and down spouts. The house was handicapped accessible and had a ramp on one half of the west side. The entire west side was overgrown with shrubbery that was touching the house. The shrubbery was even between the ramp and the house. There were trees over hanging the roof on that side. The east side was open and had no shrubs at all. The buyer had a contractor check things out and the crack was not a worry.

The QOD answer was good. There was no vapor barrier on the floor and half of the vents were plugged with insulation. The blocked vents were on the same side as the rot, shrubbs and trees.
