New Year here we go!

  1. need a little more clarification on this question. Are we the consumer or the inspector?

  2. remove dead front, walk roofs, operate shut off valves, turn on equipment that is off.

  3. 7% and 9%

  4. electronics

  5. The Inspector observed a missing high loop in the discharge line of the dishwasher. The high loop in the drain hose of your dishwasher is to keep water from settling in the hose if it were hanging down any lower or horizontally. The Inspector recommends have a licensed plumber install a high loop.

Glad to be doing these again!! That’s for taking the time for these questions!!

Name consumer mistakes choosing an inspector that can hurt their cause

I’m dumb I didn’t process question one good enough haha.

  1. not researching their own inspector, choosing the cheapest inspector, not reading the standards of practice, going with the REA’s “preferred” guy, not attending the inspection, not doing due dilligence on the inspectors credentials.

  2. I can list about 20 more things lol

Thanks again for doing these questions!!

Another great set of questions, Marc!

  1. Shopping by cost, not researching the inspector, settling on the availability of the inspector.
  2. cite code, inspection of areas/components that may be hazardous or dangerous to the inspector. Move personal items that may restrict a visual inspection. Operate cooling systems/equipment if the external temperature is below 65 degrees.
  3. 9% and 10 %
  4. Communications
  5. High loop missing in the dishwasher discharge line. Recommend qualified plumber correct.

  3. 1 percent & 7 percent
  4. Electronic devices
  5. No high loop at dishwasher drain hose, signs of leakage at faucet lines and garburator/sink mount, receptacle not GFCI.

Scott, I checked the breaker box and this outlet was on a GFCI

When I checked the outlet it was not GFCI protected, with the age of the house there was no GFCI protection in the panel or in the kitchen or bath. :flushed:

Dishwasher Drain Lines
The reason for the high loop is to prevent the potential backflow of water into the dishwasher and to prevent improper drainage of water. Even though dishwashers come from the factory with the drain looped up high against the side of the dishwasher, this is not an acceptable substitute for the high loop underneath the kitchen sink.
It is required by most jurisdictions and manufacturers that dishwasher drain lines be installed with a high loop. This prevents the dirty water that is being drained from being inadvertently pulled back into the dishwasher or even siphoned back into the water system.
