Recommendation for a Structural Engineer.

I inspected a 100 year old home today and found this problem in the crawlspace.


It is a Block foundation. you can’t tell by the pics but there is outside light shinning through the foundation wall.


I am recommending further evaluation by a Structural Engineer.

I had an interesting E-mail last night.


The guy wanted to know if I could come in and look at a house that he was thinking of buying.

He was mainly concerned with it's structural integrity.

The house had been moved to a new lot, not only that, a first story had been built onto the new foundation and then the house placed on top of it.

So he was a little concerned about the structural integrity of the house, and wanted to know if I could come in and take a peek and tell him if it was OK.

I told him that that was beyond the scope of an inspection, and that he should hire a Specialist, a Structural Engineer, to come in and take a peek at the house before he had an inspection done. If after the OK from the Structural engineer, he would like to hire me to come in and do the inspection, I would be more then happy to.

Did I do the right thing here?

this particular part of the foundation was hidden from view under a wooden porch that I was unable to see under but light was still getting through. I didn't notice any discrepancies on the outside portion of the Foundation Wall.

The pics really didn't come out to good, but where the arrows are, between the morter joints in 2 places, is where light was shinning through. Also, it's hard to tell again by the pic, but the gap is twice what it should be, the blocks appear to have or are shifting. Also the mortor appeared to be deteriorating everywhere.

I already recommended a SE for further eval.

Its real easy to add anything including text. Plus the customer love it.
