To Exceed or Not to Exceed: That is The Question
This is the article that I read for this. It is good to know that you need to be extra cautious if you exceed the SOP that InterNachi has set. You wouldn’t want to be in a position where a client could come back on you. Jerry Johnson
Chimney is severely damaged. Have the chimney evaluated further by a qualified chimney sweep and repaired or replaced by a mason before further use.
AFCI “testers” or indicators produce a waveform pattern that is similar to an actual arc. Testers can sometimes indicate an AFCI is not working, when in fact it is fine. For this reason they should be used in conjunction with the test button on the AFCI and not as a replacement.
this is a picture of my fireplace. it is in full working order with the correct specifications. The damper works well and the flue is clean
Here is an incorrectly installed overhead light fixture in the kitchen.
The attached photos show that you can rotate the fixture because it is very loose.
I would recommend this be fixed by an electrician.

For my additional reading I chose “To Exceed or Not to Exceed: That Is the Question”
Exceeding SOP does seem to be a valid way to distinguish/market yourself, but going too far beyond SOP may expose the inspector to liability unless the inspector does so with the utmost care. It’s a balance that needs to be determined by the inspector based on their own competence and risk tolerance.
For example, walking the roof can be an appropriate way to exceed SOP, whereas opening up a furnace to examine the heat exchange goes way beyond SOP.

This is a picture of a broken garage roof tile.
The broken tile is located at the upper left side of the roof.
The broken tile was observed from an upper bedroom window of the house.
I am pleased to discover the InterNACHI Residential Standards of Practice does not suggest walking on every roof. I am comfortable on most asphalt shingle roofs, but I do not attempt walking on tile roofing.
This is an A/C vent that is in good working shape. It disperses cool and warm air through adjacent ducts and through the house. A/C filters should be checked periodically, every 2-3 months to be changed for better, smoother and healthier even flow and operation.
Here we see two separate issues. Namely the downspout on gutter terminates at the ground with no extension to funnel water away from the foundation. Secondly, the handle on the faucet is missing deeming it inoperable.
I read the article concerning garage inspections. Though not typically included in most inspections, garages can often be in disrepair. Clearly this structure was either built poorly or had been modified along the way. In addition to the fasteners being of the wrong type, joist hanger nails are also fire rated to withstand affects of fire and keep the structure from prematurely collapsing in the event of a fire.
Getting started
Fascia should be removed and gutters installed to protect fascia from futuer damage.
The antique English Victorian staircase in my home that has a baluster spacing of 3 7/8", which will pass inspection even today, 130 years after it was made…!
And not just a little rot! Wow!
I am actively involved a remodeling a home owned by a friend. Whilst I know that I will be precluded from inspecting it once complete, this course gives me a much clearer understanding of what the Home Inspector will be looking for.
As you can see from the attached picture there is a vent in place and a hole in the ceiling for it to be vented but it is not connected.
“Check all vents-open the cabinets over a range hood to make sure there is a vent and that it is connected.!”
