Ron,


How old is the roof. Looks like it may be nearing the end of its UV protection life. Roller marks indicate that UV sealant was applied. (If they are roller marks). However I would imagine in the Hot conditions of NM that the life span on UV protection is no more than 5 years. I would recommend evaluation by a qualified roofing contractor.

I don't know how many of us have ever worked as a roofers and if we did how could you tell if the UV protection is installed or still doing its job. It appears that something has been painted on that roof what is it? As a home inspector should you have to know? Its not common practice to have a UV coating painted on hot roofs in my area should I be calling that a defect? As a sheet metal worker and looking at the pictures what did they cap the tops of the walls with is that stucco? If it is thats not how we do it here did you list that on your report:?:

Here in NY we don’t install UV protection on any flat roof systems. Just wondering, is there no rain in NM? I don’t see any storm drains…

Makes us all the more willing to help you. I spent about 2 minutes on the Internet and knew more than I ever wanted to know about UV paints for roofing applications.

Even saw an almost exact duplicate of your roof there.

Of course, I am not one of your A$HI friends but because I feel good tonight, (Did a Russel and answered my phone late at night. Voila, another scheduled inspection! Client was shocked to talk to an actual person. ![icon_smile.gif](upload://b6iczyK1ETUUqRUc4PAkX83GF2O.gif) )

Looks to be a modified bitumen smooth surface roofing. The aluminum coat would be rolled on the material to give the UV protection. The roof should be looked at every year to see if another coating is needed. The parapet walls have white granuales on them so you do not need to paint. You should paint the seams where modified flashing roof cement is exposed to keep from drying out.
