We have a 50-year-old manufactured house with a metal roof. There is a flat roof area that leaked significantly, so we recently replaced it with a torch-down roof.
However, upon removing the old roof, I discovered multiple layers of other materials on top of the metal roof. I’m not sure if it is common practice to layer other materials on top of a metal roof.
There are a couple of spots that need patching on the angled roof area. Until now, I was unaware of these additional layers. I assumed that the roof only had acrylic or silicone coatings on top of the metal, which is why I have previously used silicone for patches. Could you inform me about the materials used in these layers? Also, can I use silicone for patching, or is there a better way or material for this purpose? Thank you.
Your advice made me to install new torch roof for the flat area. Angled roof doesn’t have that much damage, and I think it is fixable. It would be appreciated if you can give some advice.
Mr. Jonas did not suggest that you install patches and use silcone or a torch. He suggested that you have a new roof installed.
I suggest the same. Hire a qualified roofing contractor to install a new roof. This is not a job for a handyman with patches and silicone. Your 50-year-old roof is past the expected service life, as you know.
I’m not really sure what you are looking for. You went against the recommendations that were given to you on your first post. Everyone’s advice today is the same as it was when you asked then. Hire a licensed roofer. Trying to go cheap and not pay professionals is now going to cost at a minimum double to have it repaired correctly.
