Square footage pricing for homes in florida

I am a new NACHI member and would like a opinion of SF pricing in the industry. In Florida home sf are sold as “under air” . For example:


total sf = 3941


(BAS) under air=2103


Garage= 441


screen enclosure=1092


finished open porch=215


finished open porch= 90


total=3941


would you use “under air” of 2103 plus garage or the total sf of the entire listed sf?


I am using a base price and a add for sf over.

You will find as many different thoughts on this as there are homes. None are wrong or better than others. I would recomend using something close to what others in your area are using. This will be a comfort zone for Realtors. Get too far off base and people will not want to leard a new structure just to check your price.


I set pricing on home Sf under HVAC. If there are small out buildings I will usualy review them at no additional fee. A client walking away saying " Wow this guy is great" is worth doing a little extra for. It pays in the long run in MORE jobs.

I'm about 40 miles north of you. Most throughout this area use under air. You can figure on adding 400-600 sq. ft for the garage and a bit more for the lanai.
